Fixed-term lease through a negotiable date next summer can be renewed.
The amount of the last month's rent is part of the security deposit (for legal reasons).
Tenants cover utilities (EWEB for electric, Northwest Natural for gas fireplace, Sanipac for trash, and your choice for cable/internet). Water is billed through me and I let you know how much to reimburse each month.
I deal with any landscaping.
Smoking is not allowed in the house.
Pets... I'll just say that the last animals I had to accommodate caused more damage to my other rental property than their owners could afford.

I live 2 blocks away and can respond quickly to issues including fixing something broken, letting you in when you lost your keys or locked yourself out, and quelling a loud gathering in the night.
