The residence has the newest energy efficient HVAC systems and ductwork to keep energy bills low, SEER2 ratings exceed 17. The attic has an automatic gable fan to help add to house cooling efficiency. The pool has a new liner, new salt-water filtration system, and new decking. There are drip lines and 6 yard hydrants positioned strategically around the yard for gardening and play. There is an oversized chicken pin that can stay or go. The backyard also hosts a medium sized two story tool shed. Internal house fixtures use city water. External fixtures are on a natural spring well.

There will be an additional $250 charge for yard and pool maintenance which will be part lease terms. This charge includes yard and pool maintenance year round. We typically rent the poolhouse for short term military for around $1200 each month, this can be discussed with potential tenants.

Renters responsible for electricity and water. Owner responsible for septic tank maintenance, trash collection, 90% of yard mainteance (not including occasional watering), exterior home maintenance, and pool maintenance (includes chemicals/salt).

Renters responsible for keeping landscaping watered, checking the drip irrigation system once a month, and maintaing flower beds.
