Large live work loft space spanning over 3 1/2 floors in trendy West Berkeley. A seven-unit loft building, mostly owner occupied, quiet and respectful with a great location. Walking distance to Berkeley Bowl West, lots of fun restaurants, bars and easy access to the highways and Ashby BART. Very easy and flat walking distance to the Berkeley Aquatic Park, and bike paths along the bay. 15-minute stroll to shopping on 4th Street.

The loft is a 2-bedroom / 2 bath. Recently painted, modern appliances, washer and dryer. One gated parking place. Totaling 1900 sq ft.

Street level spaces are zoned for commercial use by the city of Berkeley. Great spaces that add a lot of flexibility - but not for sleeping. The first floor offers two good-sized office spaces that are separate. There is also a wet bar space. Perfect for an art studio, remote office, workout facilities, yoga studio, photography studio, several of the other units are occupied by architects, therapists, and financial planners. It is directly on 9th St. with a large, bright picture window and easy access to the parking lot and direct street access. There is a bathroom on the 1st. floor that serves the buildings office spaces.

Second floor is the master bedroom floor through and very spacious at about 600 ft. . Includes an full bathroom with shower only, though intimate it has been recently updated with new tile flooring and a new vanity and a cabinet for storage. The bedroom is carpeted, just deep cleaned with very large windows offering great daylight and boasts 10 ft ceilings. There are two large closets plus a large utility closet that houses the washer/dryer, hot water heater and offers extra storage.

Third floor, the living space; loft style, open plan kitchen, living/dining, and bathroom. Massive windows, looking at the Berkeley Hills and all glass kitchen door facing the bay. Ceilings are 20 feet high. Kitchen has granite countertops, glass back splash, 5 burner gas range and newer side by side stainless refrigerator. Bonus pantry closet for tons of storage, newer hardwood floors throughout this floor. Updated lighting, chandelier, and sconces.

There is a spiral metal black staircase that leads to the second bedroom that is open to the living space. That bedroom has a large, mirrored closet and a window with the view of the bay. This bedroom is carpeted and that was just deep cleaned.

There are common decks off the second and third floors for easy outdoor access. Parking is gated and the loft includes one dedicated spot. Street parking is not that difficult in this area.

It is a fun and large space recently painted, new toilets, carpets cleaned, updated modern appliances, new lighting throughout. Again, extremely flexible, there's a lot of ways to use the space 1 tenant used the street and second level as office space and lived upstairs in the one-bedroom loft. All the floors are able to be separated individually and have their own access if you wanted making it very versatile to use as your heart desires.
