About this House

Beautifully maintained Holly neighborhood Craftsman-style house with wood floors, big updated kitchen, porch, deck, and BONUS finished attic room, for lease by owner. Open to move-in dates starting Feb 1. If you're looking to start March 1, that can work too.

Amazing location right along Ladybird Lake and the hike and bike trail. Get fit, get around on two wheels, and/or get out on the water in your own craft. Really good sunsets down by the water, too.

Easy access to downtown and all Eastside amenities. The house is within a few blocks of several top restaurants, including recent Michelin Bib Gourmand winner Kemuri Tatsuya, Juiceland, and great food trucks. There's even a dungeons and dragons themed bar just down the block, plus Lustre Pearl East and a brewery walkable. Perfect porch for sipping coffee and watching the cute neighborhood go by. Fenced yard with grape vines for privacy. Two pomegranate bushes and three big pecan trees that yield tasty produce in rainy years. Bright renovated kitchen and common space with sight lines the full length of the house. Big raised garden bed and additional planting area. Driveway for optional use-- there's also plenty of street parking. There are good bus lines within a block or two as well, and it's in the flattest part of town (and on the lake trail) for pleasant biking to and from downtown, Barton Springs, and other points of interest.

The spacious, low-headroom finished attic (not included in sqft total or bedroom total) with built-in drawers, shelves, and cabinets is great for storage and use as a bonus guest room. The current tenant uses it as a reading and meditation nook. There's a laundry shed off the back deck (also not included in sqft total).

Dog/cat okay with additional deposit. Yard is fully fenced. The house is owned by someone who lived here for over a decade, feel free to ask me questions. HVAC system is recent and efficient for an older house.

These photos are of the house when empty. It is currently occupied and furnished, but tenant will move out soon.

Note: I am working through a checklist of minor repairs just given to me by the departing tenant, some of which are aesthetic, so the house won't be in its best state until late next week (say, Jan 16). BUT, if you are looking for Feb 1 and really want to get in to see it, I can fit you in with full disclosure that I am still attending to detail work.

Looking for a long-term tenant for a 12-month lease beginning 2/1 or 3/1. I will check credit. Renter pays utilities and is responsible for basic yard upkeep (either pay a lawn guy $40/mow or do it yourself, but you'd have to actually do it). No smoking indoors.
