Are you ultra responsible and looking for a pleasant, low hassle place to crash short term or rent long term?

For rent by owner, seeking quiet responsible non-smoking neighbor for English basement 1 bdrm, 1 bath apartment with windows, own entry, $1,500/mo with all utilities included except internet. Easy on-street parking, washer / dryer in unit. Available April 1st; open to 3 months, 6 months, "until end of summer" or annual lease. One small pet allowed with pet deposit (that will be returned at the end of the lease if there are no damages. There is no rental fee for pets.) Please review photos - I provide description of each view.

-- Open to having lease on semi yearly, quarter-yearly, or yearly basis.
-- 20 minute walk to metro: either red line Rhode Island Ave. stop, or green line Howard / Shaw stop.
-- G8 and 80 buses are steps away.
-- Easy walking distance to Bloomingdale restaurants/bars, Yoga District and Farmer's Market (Sunday).
-- Use of yard (to share with upper level occupants).
-- Approximately 745 sq. ft.
-- Located on residential street off corner of Rhode Island and North Capital.
-- No smokers.
-- 1 small pet allowed - pet deposit required, no monthly rent fee for pets. (Deposit will be returned at the end of the lease if there are no damages.)
-- Upper level occupant is quiet single adult, owner of the rowhouse (with children that visit periodically) seeking downstairs neighbors that are responsible and quiet.

    "I'm a native Washingtonian before Edge Wood Terrace was even built and the Subway has a good flavor and I do enjoy the New Influx of the culture and character in the Neighborhood so my Wife and I who's also Native Washingtonian are retired myself Vietnam Vet & her Retired GW Librarian so the area is definitely alright just be on your toes and stay forever MINDFUL looking forward to the Area I think we would be a welcome Asset to the Neighborhood in the right location because No One Can Beat Mother Nature and Her Water and I hope We can bring more light as community to that Issue Peace and Blessings to All "

    "With Rhode Island Ave NE to the south and Catholic University to the north, Edgewood is a quiet family-oriented neighborhood of row houses and friendly neighbors. I've lived here for 9 years and have seen the natural changes of older, long-time residents giving way to a new generation of home owners. We still have a good mix of older folks with young families, single professionals and students. There's a lot of development happening around the Rhode Island Ave. Metro Station, Home Depot and Giant. Chancellor's Row just off 4th Street NE has new townhouses. There are still some rough edges, but the neighborhood is changing every day!"

    "I've lived in Edgewood for a year and half and am glad I moved to the neighborhood. Folks take pride in the community and are friendly and welcoming. There is a very active Edgewood listserv (Yahoo group), plus an Edgewood Civic Association. The first Saturday of each month, I help with a neighborhood cleanup. Many other neighbors come out and help remove litter and keep the area looking nice, then we enjoy a friendly and free hot dog lunch. Proximity to the new Metropolitan Branch Trail for biking and running is a big plus; the trail leads to the Capitol, which is only 2.5 miles south of Edgewood. In terms of transport, the Rhode Island Station development at the Metro station is adding new businesses and residents to this Metro-friendly area, plus there are frequent buses along Rhode Island Avenue. I like living in Edgewood -- close to everything, yet, for now, relatively affordable -- and am definitely sticking around."
