-REQUEST A RENT SPREE CREDIT REPORT. Minimum FICO score is 700. No bankruptcies, collections, judgements or accounts in default. Debt to income ratios cannot exceed 50%. Credit scores below 700 may be considered with strong compensating factors.

-Any additional income sources such as social security, military income, child support/alimony etc. Adults not contributing to the household must still provide ALL of the above items except for income documentation. Landlord or broker may request follow up documentation after reviewing the full application. Landlord reserves the right to require a rental and employment verification prior to making a decision. All income must be verifiable; if self-employed, net income after write-offs will be used, not gross.
