Master bedroom is very large with a nice French door going to the back yard. Very spacious kitchen and dining for room that is great for large family get together and friends. Includes a two-car garage with a storage room. Many fruit trees in the back yard and front which produces fruit yearly. This home is in a family-oriented neighborhood. All appliances are included in this rental. Has solar that covers 100% of the electric. This home is within 1000 feet of a John Jacobs elementary school. If you have a family with young kids, this is a great school for them attend. And it's just walking distance away. Has a very nice front and back yard with an Arizona room. Has a suburban feel that's within minutes away from shopping, Hospital, and restaurants. House will be available for rent on May 15th but will be ready to move in on the 15th. Ask for additional photos or details. Other close schools are Thunderbird High School and Mountain Sky Junior High.
1. A Complete List of Tenant's Names
a.) Will need a list of tenant's names who occupy the house. No more than 6 people living on the premise.
b.) Lease Contract is 12 to 24 months from the date of move in.
2. The Amount of Rent Due and Due Date
a.) Rent amount is $2100 per month. Tenants are responsible for their own utilities.

b.) Rent is due the before or on the 1st of each month. You will have a grace period
of 3 days. After that there will be a $50 late fee.

e.) Rent increases $100 when the lease goes to month to month.

6. Maintenance and Repairs
Both the landlord and tenant have responsibilities to maintain the premises.
a.) Tenants Responsibilities:
1.) Tenants will Keep the premises clean and free of weeds.
2.) Tenants are responsible for any Repair any damage caused by neglect or abuse.
b.) Landlords will have responsibility to:
1.) Maintain a livable property.
2.) Complete necessary repairs to damage not caused by the tenant (such as
repairing a leaky roof or fixing a heater)
3.) The tenant must contact the landlord for repairs as soon as they become aware
of a problem. The tenant should have contact information to ensure that repairs
and be completed quickly and in a cost-effective manner.
4.) Any modifications or construction to the home must be approved by the
landlord.
7. Limits on Occupancy
Only up to 4 adult people who have signed the lease (and their minor children) can legally live on the property. The landlord has the grounds to terminate the agreement if the tenant does not comply.
8. Rules for Pets
a.) Only up to 3 dogs and 2 cats allowed. This is negational.
b.) The tenant's responsibility to keep both the rental and surrounding areas clean.
c.) Pets must be brought inside if there are animal-related issues, such as noise
complaints from neighbors or bad smells. You are responsible cleaning up after your pets. Any damages occurred by pets will be repaired at tenants expense.
9. Restrictions on Disruptive and Illegal Behavior
All unacceptable behavior is as followed:
a.) Excessive noise
b.) Large parties
c.) Drug dealing
d.) Underage drinking
e.) Any illegal activity
These actions are prohibited and are grounds for terminating the agreement and facing eviction.
10. Miscellaneous Terms and Restrictions
a.) Notice requirements Landlord will need a month's notice before the lease ends if tenant plans on renewing of canceling their lease.
b.) Rights on subletting - A renter cannot sublease without the landlord's consent. Subletting your rental unit must be requested in writing, and it must be sent by certified mail for delivery confirmation.
c.) Flood and chemical disclosures There is no known toxic, chemical, or Floods
d.) Parking 2 Car garage, car port, and road.
e.) Home Business - Tenants can run a business from the property with landlord's
consent. No modifications can be made to the home for business and no
chemicals used for business are allowed.
f.) Any keys lost or garage door opener lost is at tenants expense they are
