Within two blocks of bus stops and 10 minute walk to Rhode Island metro station

The upstairs two-floor residence features two master bedrooms, each with private en-suite bathrooms, and laundry in the upper floor, and living room, kitchen and half bath in the main floor. There is a front porch and patio and a beautiful wooden deck in the back with a gas grill connected to the main line and well-appointed outdoor furniture. The home also includes an apartment in the basement, which is occupied by the owner's daughter.

The available room is located at the front of the house and boasts two closets, a private bathroom, a private balcony, a convenient mini wine/beverage fridge, and a wet bar. The room is currently furnished with a queen-size bed, queen size tempurpedic mattress, night stands and side lamps. Owner can remove furniture if the tenant prefers an unfurnished room. The shared laundry is directly outside the bedroom at the top of the stairs.

Rent, deposit, utilities, and other terms are as follows:

A one-month security deposit required.
Lease term is negotiable.
You are responsible for 1/3 of all utilities, which includes gas, electric, water, internet, and alarm system.
There is an additional $75 monthly fee to cover the portion of a monthly professional house cleaning.
Landscaping is provided by the owner.
In addition, the covered and secure garage is available for rent for an additional $100 per month.

The room is available for immediate occupancy and has been recently repainted. Background check and credit score of 670 or above is required. Please note that this is not a party house.

    "With Rhode Island Ave NE to the south and Catholic University to the north, Edgewood is a quiet family-oriented neighborhood of row houses and friendly neighbors. I've lived here for 9 years and have seen the natural changes of older, long-time residents giving way to a new generation of home owners. We still have a good mix of older folks with young families, single professionals and students. There's a lot of development happening around the Rhode Island Ave. Metro Station, Home Depot and Giant. Chancellor's Row just off 4th Street NE has new townhouses. There are still some rough edges, but the neighborhood is changing every day!"

    "I've lived in Edgewood for a year and half and am glad I moved to the neighborhood. Folks take pride in the community and are friendly and welcoming. There is a very active Edgewood listserv (Yahoo group), plus an Edgewood Civic Association. The first Saturday of each month, I help with a neighborhood cleanup. Many other neighbors come out and help remove litter and keep the area looking nice, then we enjoy a friendly and free hot dog lunch. Proximity to the new Metropolitan Branch Trail for biking and running is a big plus; the trail leads to the Capitol, which is only 2.5 miles south of Edgewood. In terms of transport, the Rhode Island Station development at the Metro station is adding new businesses and residents to this Metro-friendly area, plus there are frequent buses along Rhode Island Avenue. I like living in Edgewood -- close to everything, yet, for now, relatively affordable -- and am definitely sticking around."
