Prior to construction of foundation , A compass pointed to dead south on the lot , perfect " Southern Exposure " directed the placement .
All footings on perimeter of home contained twice the volume of re bar and concrete mandated by the county bldg. requirements. Earthquakes are an issue .
All interior doors are exterior solid wood , raised bevel panels both sides .Big beams and real rock fireplace in m,aster bedroom .
All counters in kitchen and baths are 2 inches higher than norm., a simple improvement over what should have been modified 80 yrs. ago .
Consideration of Fung Shei and balance is obvious .My approach to this conquest was , walking into a home rather than a house .
Shopping for a home back then and after viewing hundreds of houses , I made the decision to build .
A signature home , , Steve Bedford ( very respected builder and architect in the San Diego area , ( asked me why I was adamant about wood windows , considering the price was double and the maintenance down the road is nuts . I had 2 reasons , we're not living in Wisconsin and I like wood windows . Building codes today will not allow wood windows for new construction .
All rooms and ceilings are covered in 5/8 dry-wall , not half inch or smaller . The size of garage equates to 5 cars , room for 3 cars and a workshop . with pull down ladder easy access to floored attic .
127 Exterior overhang beams , ( Corbels ) extending as much as 3 feet beyond ext. walls , each one routered on edges with a Spanish cut , no need for rain gutters and downspouts , taking full advantage of heat and cool effect reducing and most of the time , eliminating the need for cooling and heating . Although there is a brand new rheem oversized air conditioner recently installed on the west wall and a massive gas heater installed in attic. that is rarely used .
For the benefit of having hot water instantly at all faucets , the home was " Double Plumbed " with copper pipe , .
Home design was inspired by Vintage Baja Veranda architecture and you won't see another like it .Triple Tiled roof . If an owner ever wanted to add an extra story to this home , all exterior and interior support walls are already built in .
All ceiling beams in great room and master bedroom are solid fir , no laminates , with precision cuts at all intersects and no steel brackets at all joints , and no steel pipes with sprinklers every 3 feet as mandated by todays bldg.. codes
Great room REAL fireplace built by an " Old School " mason with precision fit fire blocks , 18 inch hearth , carburated for outside air and a steel plate covered base easily moved for ash bin below for easy clean out outside with a custom cast iron door. gas is also plumbed into the hearth .
