TNeighborhood amenities include the Ruiz Library, Montopolis multi modal trail network and Roy Gurrero Park In the last 24 months according to Travis County Appraisal District assessments the value of a 5000 sq ft lot has almost doubled from $25, K to $45 K . This trend is expected to continue. The only real disadvantages is shopping and the neighborhood still has more crime than the average Austin neighborhood west of IH 35 though a very large portion of that crime is domestic violence/ dating violence/family violence. Largest draw back to development is a Neighborhood plan contact team that is dedicated to keeping non Hispanic families out of the neighborhood and yes the president of that contact team has publicly stated that as one of her goals.
