Room Description

Live Rent Free Upstairs Furnished Apartment in Gated Private Residence
Work-exchange opportunity for a single male | $500/mo flat utility fee | $1,000 security deposit

Looking for a practical, outdoors-capable guy who values privacy and doesn't mind trading a few hours of help each week for a quiet, comfortable place to live. This is a genuine barter-for-housing arrangement on a secure, gated private property no rent, just a fair exchange of help.

The Living Space:

Private upstairs apartment with separate entrance and parking
Fully furnished: bed, dresser, couch, table, TV, basic essentials
Kitchenette area with microwave, fridge, toaster oven, coffee maker, toaster, rice cooker etc. (no full stove/oven simple meal prep capability)
Full private bathroom
Laundry available on-site
Quiet, rural/semi-rural setting with plenty of privacy
Off-street parking within a gated, private residence

What You'd Help With (in exchange for $0 rent):

Mowing grass and seasonal lawn upkeep
Occasional tree trimming, branch cleanup, and general yard maintenance
Small outdoor projects: light carpentry, fence repair, painting etc.
Caring for a few friendly animals feeding, watering, and basic daily checks
Keeping shared outdoor areas tidy and assisting with property upkeep as needed

Costs You Would Cover:

$500/month flat utility fee because utilities (water, electric, trash, and internet/WiFi) are combined with the downstairs unit and cannot be separated, this fixed amount covers your fair share. No usage tracking, no surprise bills.
$1,000 refundable security deposit required prior to move-in, held against damage or unpaid utility fees, returned per standard terms when the arrangement ends.
You handle your own personal groceries and any specialty items you prefer in your kitchenette.

The simple breakdown:
Roughly 5-7 flexible hours per week of outdoor work and animal care
In exchange for a rent-free furnished apartment in a secure, gated setting
Plus a flat utility fee and deposit to cover shared infrastructure

Who This Would Suit:

A single male (the physical nature of the tasks and layout works best for one person)
Reliable, self-motivated, comfortable working independently outdoors
Someone with basic handyman/groundskeeping skills and a genuine ease around animals
Ideal for a tradesman, student, early retiree, or anyone wanting to live affordably in a private, country-like environment while contributing practical skills
Must appreciate a quiet, no-drama atmosphere no smoking inside, no parties, no guests

To Apply:
Tell me about yourself, your experience with outdoor work and animals, and why this arrangement fits your lifestyle. References and an in-person meet-up are required before move-in to make sure it's a good mutual fit.

Serious inquiries only if you're handy, dependable, and looking for an affordable, private living situation with true trade value, this could be a great setup for the right person.
