(includes all the utilities); has plenty of closet space includes dresser with full mirror and furnished with a new very comfortable double bed. FRONT ROOM rents at $1,000/mo with large closets and dresser provided. Both room rents include PGE, Xfinity WiFi, Directv & SLVWD Water. Both rooms are carpeted, nice, warm and furnished. There is room for a small desk and roll around office chair that you would provide.
The property manager is interviewing candidates. One tenant occupant per room only and no pets allowed. Would be sharing the full bathroom with another tenant, once another tenant applies and a decision is made to rent the room to you after reference checks have been completed and you meet with the other tenant. Minimum term lease is 12 months, automatically going to a month to month after 12 months of occupancy from thereafter. Income should be at least 3.00 x rent if possible.
All lodger-tenants have complete access to the whole house 24/7 (with exception of Master Suite) including kitchen and cooking equipment, refrigerators and cooking privileges, living room, formal dining room, entertainment center living room with fabulous views, exercise equipment, and large outdoor dining during the spring and summer. The formal dining room can be used for study or computer work; and all tenants can use the 5 speakers surround sound media center large 55 in flat smart screen TV in the inviting living room with spectacular views of the Santa Cruz Mountains. The room comes with its own optional Direct TV connection, ATT WiFi Internet access throughout; new water-efficient new LG (water saving) washer and (energy saving) gas dryer in laundry room, safe parking in driveway or on quiet safe hardly any vehicle traffic cul-de-sac directly in front of the home. There is plenty of extra storage in basement for a few dollars more ($2.00/sf) per month.
Off Street parking available on large front yard concrete driveway for medium-large, medium, and smaller vehicles. Large trucks beyond 16 feet in width would have to park out on the grass courtyard.
Stipulations required: No Tobacco Use, No illegal addictive drugs, NOR hard liquor, NOR excessive drinking permitted here, however moderate drinking of beer, wine, and champagne in moderation is OK and fine!

Need to provide me evidence of a new policy paid once per year to insurance broker. I have some recommendations.
All tenants have access to local Olympic size high school swimming pool only 2 miles away for $5 fee paid to SLV High School. Excellent bicycling and day hiking region and close proximity to City of Santa Cruz Loch Lomond Lake for boating and fishing.
Property Manager does live on the property all the time but lives quietly at the other end of the home in his own bedroom suite and is respectful, chill and easy to get along with.

We all share in alternating months replacing kitchen towels, 13-gallon kitchen disposal bags as well taking recyclables and trash out to gray and blue Greenwaste rolling containers and place them in front of the driveway for weekly garbage pickup every Monday.
Cleaning:
(1.) Please vacuum your rooms and hallway carpeting outside your room every two weeks with provided vacuum in hallway closet
(2.) Clean your bathroom, kitchen tile floor, toilet and bathtub-shower every two weeks or sooner if needed. Cleaning brush provided
