Each unit is enclosed in a brick wall. You will not be able to see neighbors. It's great just to sit and relax. The backyard is enclosed, but it is covered in rocks. We are looking for quiet people. People who respect others. We are looking for people who want to keep the area safe and secure. We are looking for people who don't want a lot of foot traffic coming back and forth. We are looking for people who understand that a safe space is a welcoming space.
The unit is located 2.7 miles or 8 minutes by car away from Roosevelt Row, Footprint Center, and Fry's Grocery on Jefferson.
Ranch Market is 1.2 miles away near 16th Street.
If you want to go to Fry's on Thomas, you are 5 miles away. There is a laundromat in the same shopping center as Ranch Market, and another is directly on 16th Street. You are close to the Van Buren bus south of the unit and Roosevelt north of the unit.
Valleywise Health is at the end of the street, right on 24th Street.

RULES AND REGULATIONS.
15.1. Resident Agrees to Live a Crime Free Life Style.
15.1.1. Resident, Resident's occupants, and Resident's and occupant's guests and invitees shall not engage in any criminal activity, on or near the leased premises.
15.1.2. Resident, Resident's occupants, and Resident's and occupant's guests and invitees shall not engage in any act that is intended to or actually facilitates any criminal activity, on or near the leased premises.
15.1.3. Resident, Resident's occupants, and Resident's and occupant's guests and invitees shall not permit the dwelling unit or leased premises to be used for any criminal activity.
15.1.4. Resident, Resident's occupants, and Resident's and occupant's guests and invitees shall not engage in any act of violence or threat of violence, including, but not limited to, the unlawful display or discharge of a firearm, a racial slur, a hate crime, or any property damage on or near of the leased premises.
15.1.5. Resident, Resident's occupants, and Resident's and occupant's guests and invitees agree and understand that management cooperates with law enforcement agencies by allowing management to release to Police any information contained in management's file regarding Resident and Resident's occupants to any law enforcement agency, upon request. Resident agrees that the Landlord may use any police generated report as direct evidence without objection in any court action, including, but not limited to eviction proceedings.
15.1.6. Violation of any of the above provisions is a material and irreparable
violation of the lease and good cause for immediate termination of the tenancy. A single violation of any of the provisions of this addendum shall be deemed a serious, material and irreparable violation and noncompliance of the lease, regardless of whether or not Resident has any knowledge of the violation by an occupant, guest or invitee, and regardless of whether on or off the property. It is understood and agreed that a single violation shall be good cause for immediate termination of the lease. Proof of the violation shall not require criminal conviction, but shall require only a preponderance of the evidence. Resident has satisfied Resident as to neighborhood or area conditions; including schools; proximity and adequacy of law enforcement; crime statistics, proximity of registered felons or offenders (if any); fire protection; other governmental services; availability, adequacy and cost of any wired, wireless internet connections or other telecommunications or other technology services and installations; proximity to commercial, industrial or agricultural activities; existing and proposed transportation, construction and development that may affect noise; view; traffic; airport noise; noise or odor from any source; wildlife; domestic animals; nuisances; hazards; circumstances; cemeteries; facilities and conditions of common areas (if any); conditions and influences or significance to
certain cultures and/or religions; personal needs, requirements and preferences of Resident.
