LEASE TERMS & PET POLICY

TERM: The initial term of this lease shall be a minimum of 12 months, commencing on August 16th, 2024. If Tenant wishes to extend the lease beyond the initial term, it must provide written notice to Landlord at least 60 days prior to the lease's expiration.

RENT: The monthly rent for the leased premises is $2,200, due on the 1st day of each of each month. Rent shall be paid via the Avail online portal.

UTILITIES: Tenant must set up accounts with Austin Energy for electrical and AT&T for Wifi. Other utilities including water, waste water, trash collection, and HOA fees, are covered by the rent.

PETS: Tenant is allowed to have pets on the premises subject to the following conditions:
a. A separate pet deposit of $200 shall be paid by Tenant before bringing the pet onto the premises. This deposit is refundable, subject to the condition of the property upon move-out.
b. Tenant agrees to keep the pet(s) under control at all times and will not allow them to disturb other tenants or cause damage to the property.
c. Tenant shall be responsible for any pet-related damages or excessive cleaning caused by the pet(s).
d. If the property is part of a homeowner's association (HOA), Tenant must comply with the HOA's pet rules and regulations.

USE OF PREMISES: The leased premises shall be used solely for residential purposes. Tenant shall not engage in any illegal activities or use the premises for any unlawful purposes.

MAINTENANCE AND REPAIRS: Tenant shall promptly notify Landlord of any maintenance or repair issues that arise during the lease term. Landlord will be responsible for addressing structural, plumbing, and electrical issues. Tenant shall be responsible for minor repairs, such as changing light bulbs, and keeping the premises in good condition.

RIGHT OF ENTRY: Landlord or its agents shall have the right to enter the leased premises for inspection, repairs, or in case of emergencies. Except for emergencies, Landlord will provide reasonable notice to Tenant before entering the premises.

SECURITY DEPOSIT: Tenant has paid a security deposit of $2,200. This deposit shall be held by Landlord as security for any damages beyond normal wear and tear or unpaid rent.

SUBLETTING AND ASSIGNMENT: Tenant shall not sublet the premises or assign this lease to any other party without the prior written consent of Landlord.

INDEMNIFICATION: Tenant agrees to indemnify and hold harmless Landlord from any claims, liabilities, or damages arising out of Tenant's use or occupancy of the leased premises.

GOVERNING LAW: This Agreement shall be governed by and construed in accordance with the laws of the state of Texas.
