THE SPACE
The available unit is the lower flat of an 1914 Duplex and the cottage in the backyard. In total, there are 4 bedrooms and 2 bathrooms. The main residence is a large three bedroom, 1 bath space with a full Living Room, and Eat-In Kitchen. It is 1,250 sf and as large as most single family homes. All rooms have been recently painted and there is a new flooring and carpet in all rooms. In the backyard, there is a standalone studio cottage (250 sf) with a full kitchen and bath. The studio is detached from the main house and set between the willow trees and garden. They will be leased together.

The backyard is shared with neighbors above (a couple with a dog) and includes a vegetable garden, a shaded patio, fruit trees and an aloe and cactus garden. There are no off-street parking spaces associated with the unit, but there is ample parking on the street. The backyard is fully enclosed and pets are negotiable, but no Pit Bulls or German Sheppards are allowed per our hazard insurance. There is shared laundry in the building.

THE NEIGHBORHOOD
On Eighth Street between Addison and Allston, the house is located in route to the Pedestrian Bridge and an ideal location to explore Berkeley's waterfront, its Marina and the lovely San Francisco Bay Trail. Within walking distance of two commercial hubs, the International District along San Pablo Avenue and Fourth Street, you can access all the essentials without getting in the car. Additionally Rosa Parks Elementary is a half a block down the street if you have elementary school children, you can see the school from the front yard.
