About this House

2 bedroom, 2nd floor apartment. $1151 mth plus utilities. Gas heat. (No pets) and 2 year lease term minimum.

Can you tell me which ones you do not meet? I have to review to see what compensating factors are present:
-Income: has to be at least 3x more than the monthly rent.
-Credit: Prefer credit scores above 600 with no indication of financial hardships. (Lower that that will require compensating factors-significant savings balances, and extra down payment, and additional co-signers)

--no evictions or landlord/tenant judgements please
-Landlord history: current and previous landlords have to verify good payment history and good treatment of the property. (We call landlords and get proof of timely payments)
we also check how the tenant treated the property.
-Job history: has to have job stability and likelihood of continuing with current job must be high.

- tenant must have a checking account and must be okay for the future rent payments to be withdrawn directly with ACH -automatic payments
-no pets (one cat is ok with $250- non refundable pet fee, and a monthly rent increase of $25/mth)
-no smoking
-2 year minimum lease requirement.

A non-refundable Application fee per person is charged through Zillow in order to process the background check
