2. Term of Lease
The rental term begins on [Start Date] and:

Will continue on a month-to-month basis until terminated by either party with at least 30 days' written notice.

3. Rent Payment

6. Parking Spot

Only park in the assigned spot.
Not use the parking spot for storage or any purpose other than parking a vehicle.
Keep the parking area clean and free of debris.
The Landlord is not responsible for theft, damage, or loss of the Tenant's vehicle or belongings while parked on the property.

7. House Rules and Restrictions
The Tenant agrees to abide by the following rules:

No smoking, drugs, or illegal activity on the property.
Quiet hours are from [9pm] to [7am].
No parties or excessive noise allowed.
Maximum overnight guests: [1]. Guests may not stay longer than 2 consecutive nights without prior written approval.
Maintain cleanliness to prevent pest issues and comply with local health codes.
Failure to comply with these rules may result in immediate lease termination and forfeiture of the security deposit.

8. Maintenance and Repairs
The Tenant is responsible for keeping the studio clean and in good condition.
The Tenant must notify the Landlord within 24 hours of discovering damages or needed repairs.
Any damages caused by the Tenant or their guests will be repaired at the Tenant's expense.
The Landlord is responsible for maintaining major systems, including plumbing, electrical, and heating, provided the Tenant promptly reports issues. The Tenant must not undertake repairs or alterations without prior written approval.

9. Video Home Security Recording Policy
The property is equipped with video surveillance for security purposes. The Tenant agrees to the following:

Placement: Cameras are located on the exterior of the property only, including entrances, driveway, and parking areas. No cameras are installed inside the studio or in private areas.
Access: The Landlord retains exclusive access to recordings and will use them solely for safety and security purposes.
Notification: The Tenant will be informed of any new cameras or changes in placement.
Prohibited Tampering: Tampering with cameras will result in immediate lease termination and liability for damages.
10. Termination and Eviction
Either party may terminate this Agreement with at least 30 days' written notice.

Grounds for immediate termination include:

Non-payment of rent.
Violation of house rules.
Tampering with property security.
Engaging in illegal activity.
Upon termination, the Tenant must vacate the premises, return all keys, and leave the property in a clean condition. Eviction proceedings will be initiated for non-compliance as per Florida Statutes Chapter 83.

11. Entry
The Landlord may enter the premises with at least 12 hours' written notice for inspections, repairs, or emergencies. In emergencies, no notice is required.

12. Renter's Insurance Requirement
The Tenant is strongly encouraged to obtain renter's insurance to cover personal belongings and liability. The Landlord is not liable for theft, loss, or damage to the Tenant's property.

13. Governing Law and Compliance
This Agreement is governed by the laws of the State of Florida and Osceola County.

The Tenant agrees to comply with all applicable building, health, and safety codes. Any fines or penalties resulting from the Tenant's actions or negligence will be the Tenant's responsibility.

14. Limitation of Liability
The Landlord is not responsible for injuries, accidents, or damages caused by the Tenant's negligence or failure to follow safety guidelines. The Tenant assumes full responsibility for the safety of themselves and their guests while on the property.

15. Entire Agreement
This Agreement constitutes the entire understanding between the parties. Any modifications must be in writing and signed by both parties.
