Nest thermostat, new efficient boiler, and Geospring water heater using heat exchange technology to reduce costs. Price includes professional property management with on-call staff.

Two short blocks to Belle Sherman Elementary School. 3 blocks to Collegetown restaurants, yet located away from loud student rental housing. Across from quiet peaceful park which is where the school bus to the High School and the school bus to the Dewitt Middle School leave from. 1 and 1/2 baths (means one bathroom with tub/shower, sink, toilet, and another bathroom with toilet and sink). No pets. No smoking.

The house is a turnkey solution for a visiting professor at Cornell with children who wants to live in a friendly neighborhood with other professors in a spacious, tastefully decorated and fully stocked home, easily walkable to a great K though 5 school, restaurants, and to Cornell.

Zoned to rent to no more than 2 unrelated parties (for instance, could be a family of 6 with an au pair, but not greater than 2 unrelated people). No one in the Belle Sherman neighborhood can legally rent to more than family members plus only one unrelated person, which means not more than 2 student roommates. It cannot be two combined families or more than 2 unrelated roommates. The Ithaca city is strict about this which is why the neighborhood has maintained its character of having Cornell families.
