The area is lively and is a popular spot for both locals and tourists, with a variety of charming local restaurants serving fresh seafood, international cuisine, and casual beachside fare.

1. Lease Duration
- Lease term: 3 to 12 months. Terms longer than 12 months may be negotiated upon request.
2. Rent
- Monthly Rent: $5,999 per month (plus utilities)
- Due Date: First month's rent is due at lease signing. Thereafter, rent is due monthly in advance on the 1st of each month.
3. Security Deposit
- $4000.
- Deposit will be returned within 30 days of move-out, less any itemized deductions. Tenant must provide a forwarding address for return of the security deposit
4. Utilities
- Excluded from monthly rental cost. Tenant is responsible for electricity, water, gas, internet, and trash. Accounts must be transferred to tenant prior to move-in. Failure to transfer utilities prior to move-in may result in delayed occupancy or landlord-paid utilities being billed back to tenant.
5. Furnished or Unfurnished: If furnished ($200 additional fee per month). Furnished option includes furniture, bedding, kitchenware, and essential household items. Tenant is responsible for damage beyond normal wear.
6. Small, non-shedding pets under 25 lbs are welcome. To ensure a comfortable stay for all guests, we kindly ask that your pet meets the following criteria:
- Size: Pets must be under 25 lbs.
- Only non-shedding breeds (e.g., Poodles, Bichon Frises, Shih Tzus) are allowed.
- Behavior: Your pet must be well-behaved, house-trained, and not cause disturbances (e.g., excessive barking).
- Pet Fee: $50 per month.
- Pet Deposit: A refundable pet deposit of $1000 is required. This will be refunded after move-out inspection at the end of the lease term, provided no damage is caused by your pet. Please ensure your pet is kept on a leash when outside the property, and clean up after your pet in all outdoor areas. We also ask that pets be crated when left alone in the rental.
7. Property must be returned in broom-clean condition; excessive cleaning will be deducted from deposit. Normal wear excludes stains, holes, pet damage, or misuse.
8. Smoking Policy:
*Non-Smoking Property*: Smoking is prohibited inside the property.
9. Guest Limitations
- Maximum of 8 guests, all guests names must be listed upfront. Anyone over 18 years old must include a government issued photo identification. Guests staying more than 7 consecutive days or 14 days in any 30-day period may be considered occupants and require landlord written approval.
10. Landlord may enter with 24 hours' notice for inspection, maintenance, or showing. Landlord may enter without notice in case of emergency.
11. Maintenance & Repairs
- Tenant is responsible for basic upkeep (e.g., cleaning, replacing light bulbs, etc.). Tenant is responsible for repairs resulting from misuse, negligence, or unauthorized alterations.
- No alterations, installations, or modifications without prior written consent of landlord.
- The landlord is responsible for major repairs (HVAC, plumbing, electrical)
12. Parking included: one-car garage and driveway that fits two cars.
13. Security & Access: Tenant will receive a key code for the property. Lost keys or lockouts subject to $150 service fee. The property is equipped with exterior cameras that are used for security purposes only. There are no cameras inside the premises.
14. Insurance: Tenant is required to maintain renter's insurance with minimum $100,000 liability coverage. Proof of renter's insurance must be provided prior to move-in and maintained throughout the lease term.
15. Subletting & Assigning: Subletting is not permitted. Lease may not be assigned to another party.
16. Move-In/Move-Out. Tenant agrees to follow all move-in and move-out instructions. Move-in and move-out inspections required.
17. Late fee of 5% of monthly rent after a 3-day grace period, or the maximum allowed by law, whichever is less.
18. Termination of Lease
- Early Termination: Tenant is responsible for an early termination fee of $3,250 and rent until the earlier of (i) lease expiration or (ii) the date a new tenant takes possession. In the event of early termination, Tenant agrees that the security deposit may be applied toward the early termination fee and any outstanding rent or damages. Tenant remains responsible for any remaining balance.
- Landlord Termination: The landlord may terminate the lease for violations of the lease terms or failure to pay rent, following the local eviction process.
19. Additional Terms:
- Tenant shall not create disturbances or nuisance affecting neighbors.
- The property shall be deemed abandoned if Tenant is absent from the premises for 14 consecutive days without written notice, rent is unpaid, and there is reasonable evidence of vacancy. Landlord may take possession and re-let the property in accordance with applicable law.
- Failure to pay rent or comply with terms constitutes default and may result in eviction proceedings.
- This lease shall be governed by the laws of the state of Florida.
20. Renewal/Extension
- Renewal Option: At the end of the lease term, tenant may request to extend the lease on a month-to-month basis or for another fixed term.
- New Rent Rate: Rent rate may be adjusted upon renewal or extension.
