    Two adjacent vacant land parcels for sale with full site plan approval from the County of San Diego Planning and Development Services "PDS" for two proposed detached mixed-use buildings ready for Construction Documents for permit submittal. See Supplement and Document section for full project description, site plan and drawings. [Supplement]: Project consists of two detached mixed-use buildings on two separate contiguous legal lots. The project is located within the Ramona Community Planning Area, in the unincorporated portion of the portion of the County of San Diego, APN#'s: 281-432-06 & 07. Each parcel will be developed with one mixed use building that will be consistent with the County of San Diego's recommended updated Ramona Village Center Form Based Code (RVCFBC). Each building will be a mirror image of the other incorporating the same exterior as well as interior associated features. The first floor of each building will have 1,530 SQ. FT. of commercial space with one accessible gender-neutral bathroom. The second floor of each building will have a 1,380 SQ. FT. two bedroom, two bathroom residence along with 1,143 SQ.FT of private outdoor space. The residential component will allow the owner and/or operator/employee of the commercial space a place to live. Each parcel is required to provide five parking spaces (ten total between the two parcels). A total of ten on-site parking spaces, including two accessible are proposed for the entire project. Water and sewer services will be provided for by the Ramona Municipal water district, no utility extensions are required.

      "Everyone knows everyone. Teach your kids respect and kindness. It goes a long way! Since it’s not easy to get places. Most kids have motorized scooters or bikes. Please teach the safety like wearing a helmet and not cutting cars off or speeding with them. We don’t want them to get hurt!"

      "Family friendly, great neighbors! We get occasional visits from wild turkeys, peacocks, owls and perrogine falcons. We have a mated pair of hawks, that we have watched raise babies since 2009! In the spring we get migrating Monarchs and Moutain finches. You can see the milky way most nights. Lots of town events, like the Rodeo and Fair. Ramona has a community Halloween event, and most of the town trick or treats on main street. They have activities for the 4th of July and Christmas. There are easy hiking trails like the Grasslands and more difficult ones such as Mount Woodsen and everything in between. The only con is commuting for work, not a lot of traffic just the distance of you work in San Diego."
