Late Fee: 5% of monthly rent if received after the 3rd calendar day following due date.
Returned Payment Fee: $25 for the first occurrence, $35 for each additional.
3. Utilities
Tenant is responsible for all utilities including electricity, gas, water, sewer, trash/recycling, internet, and cable.
4. Maintenance Responsibilities
Tenant Duties: Keep unit clean, promptly report issues, replace consumables, repair tenant-caused
damage, maintain private outdoor areas, and comply with HOA requirements.
Landlord Duties: Maintain appliances, HVAC, structure, and repair natural malfunctions while ensuring compliance with housing codes.
5. Pets
General Rule: No pets without prior written approval.
Exceptions: Approved pets subject to $100/month per pet.
Requirements: Proof of vaccinations and dog licenses required.
Liability: Tenant liable for damages inside home, private outdoor spaces, and HOA common areas.
6. Smoking
