Description

Quaint, newly renovated 2-bedroom home with a brand new deck looking out over the foothills of the Sierras and the Sacramento Valley below. Both of the bedrooms also enjoy this view. On clear days, you can even see the Coastal Range!

The house is surrounded by a half-acre of wooded private property located 6 minutes away from the nearest Rollins Lake fishing hole and 4 minutes away from an I-80 exit.

The refrigerator, washer, dryer, and dish washer are less than 3 years old and the HVAC is less than a year old.

Bears and deer frequent the property, though the deer are far less shy than the bears. Mountain lions, coyotes, and a variety of other wildlife are also known to frequent the Alpine Meadows neighborhood. So, if rural, mountain living is your interest, you will enjoy this home immensely. Furthermore, the neighbors are very friendly but respect one another's privacy and space. It's the perfect abode!

Things to consider about the property:
- Unless the property insurance rates hike considerably, I have no intention of raising the rent. I have put it at a reasonable level for the square footage and am not a business, so I do not need to increase profits. Have never raised the rent on previous tenants.
- Mountain lions, bears, snakes, etc (Predators can and do harm/kill pets that are left outside unattended. Parents must also be aware of the dangers to their children.)
- Snow (Need to keep abreast of the weather and park your car accordingly. If there is going to be ice and you do not have an appropriate vehicle, you will need to park down the road in order to get to work safely.)
- Traffic noise (When you are on the back deck or when the back windows are open, you can hear the highway below, though you cannot see it.)

- HOA fees, which include road-clearing service when it snows (not including driveway)
- sewage (septic)
- water
- one yearly clearance of grass and needles close to the house.

Not included in rent:
- cable / satellite (DISH available and reliable)
- internet (suggest ColfaxNet: reasonable rates and reliable)
- trash (suggest Tahoe Truckee Sierra Disposal)
- electricity
- propane for heating (must use Campora on Paoli Lane in Colfax)

Public transportation at the front door. Charter school just one mile away. High School 4 or 5 miles away Bus pick up on Placer HIlls Road, in front of this residence. This house is an extremely an 'easy to live in' residence. Nice open access (for RV access) all around the house. The noise of Placer Hills Rd may take some getting used to but, the overall convience of daily living will overcome the traffic noise. "
