Important Lease Terms & Tenant Responsibilities

To help ensure the home is properly maintained and remains in excellent condition, please review the following lease terms before submitting an inquiry or application.

General Lease Requirements

* No pets are permitted unless expressly approved in writing by the Landlord.
* Smoking, vaping, or the use of tobacco, marijuana, hemp-derived products, or similar substances is strictly prohibited inside the home, garage, or on the property.
* Lawn care and routine yard maintenance are the Tenant's responsibility and must be maintained throughout the lease term.
* The Landlord will provide and pay for the home's security system.
* A security deposit equal to one (1) month's rent is required prior to move-in.
* Applicants must satisfy standard rental qualifications, including income verification, background screening, credit review, and acceptable rental history.
* Tenant is responsible for all utility services during the lease term unless otherwise stated in the lease.

This home is intended for responsible tenants who will care for and maintain the property as if it were their own.

Keys & Access Devices

At move-in, Tenant will receive:

* Three (3) house keys
* One (1) mailbox key
* Two (2) garage door openers

All keys, garage door openers, access devices, and any other items provided by the Landlord must be returned upon move-out in the same condition, reasonable wear and tear excepted.

Tenant shall be responsible for the cost of replacing any lost, damaged, or unreturned keys, garage door openers, access devices, or other property furnished by the Landlord.

Landlord Entry

The Landlord reserves the right to enter the Premises for inspections, repairs, maintenance, showings to prospective tenants or purchasers, or emergencies. Reasonable notice will be provided whenever practical, except in emergency situations where immediate access is necessary.

Tenant Responsibilities

Tenant agrees to:

* Keep the Premises clean, sanitary, and in good condition throughout the lease term.
* Replace HVAC air filters every 60 90 days.
* Replace light bulbs, smoke detector batteries (where applicable), and other routine household batteries as needed.
* Maintain the lawn by mowing, edging, watering as necessary, and performing routine yard upkeep.
* Promptly notify the Landlord of any maintenance issues, plumbing leaks, roof leaks, appliance failures, HVAC problems, electrical concerns, or any condition that could cause damage to the property.
* Use all appliances, plumbing, electrical systems, and fixtures properly and safely.
* Refrain from flushing wipes, paper towels, feminine hygiene products, grease, oils, or any other materials that may damage the plumbing system.

Tenant shall be responsible for the cost of repairs, damages, maintenance, or service calls resulting from negligence, misuse, abuse, unauthorized alterations, or failure to properly maintain the property.

Tenant shall not paint, remodel, install fixtures, replace locks, mount televisions, alter landscaping, modify fencing, or make any improvements or repairs to the property without the Landlord's prior written consent.

Property Damage

Tenant is responsible for any damage to the property beyond normal wear and tear. Repair costs may be deducted from the security deposit. If the cost of repairs exceeds the amount of the security deposit, Tenant agrees to pay the remaining balance.

Renter's Insurance

Tenant shall obtain and maintain renter's insurance throughout the lease term with a minimum of $100,000 in personal liability coverage and shall provide proof of coverage upon the Landlord's request.

No Smoking Policy

Smoking, vaping, or the use of tobacco, marijuana, hemp-derived products, or similar substances is strictly prohibited inside the dwelling, garage, or any enclosed structure on the Premises.

Tenant shall be responsible for all cleaning, deodorizing, remediation, repair, or replacement costs resulting from any violation of this policy.

Parking

No recreational vehicles (RVs), boats, trailers, commercial vehicles, or inoperable vehicles may be parked or stored on the Premises unless expressly authorized in writing by the Landlord or permitted by the HOA.

Homeowners Association (HOA)

Tenant agrees to comply with all applicable HOA rules, regulations, restrictions, and community standards.

Any fines, violations, penalties, legal fees, or costs assessed as a result of the Tenant's actions, those of Tenant's occupants, guests, or invitees, shall be the sole responsibility of the Tenant.

Pet Policy

No pets shall be kept on the Premises without the Landlord's prior written approval.

If approved, pets may be subject to additional deposits, non-refundable fees, monthly pet rent, breed or size restrictions, vaccination requirements, and other conditions established by the Landlord.

Unauthorized pets shall constitute a violation of the lease agreement.

Move-Out Requirements

Upon termination of the lease, Tenant shall surrender the Premises in a clean, undamaged condition, reasonable wear and tear excepted.

The Premises must be:

* Free of all personal belongings and trash.
* Professionally or thoroughly cleaned, including kitchens and bathrooms.
* All keys, mailbox keys, garage door openers, and access devices returned.
* Lawn and landscaping maintained through the move-out date.

Failure to comply with these requirements may result in deductions from the security deposit as permitted by the lease and applicable law.
