The full Leasing Agreement will be provided when Tenant is ready to review and sign to lease the property.

Key items to note:

1. This is a 6-month lease term of the furnished property. Any extensions beyond the first 6-months will be a monthly lease.
2. All furnishings/equipment/supplies/tools are not be removed. The following are not allowed: changes to doorknobs, door pulls, locks; wall-mounted items requiring holes in walls or repair for paint removal marks and damages to any flooring/ wall/ cabinetry/ moulding/ door / ceiling / window/ frames surfaces
3. A $360 move-out cleaning fee is required
4. PAYMENTS
Security Deposit and monthly rent shall be made via Venmo or Zelle.
5. UTILITIES
Gas, water, and electricity shall be paid by Tenant at start of second month stay. Landlord will pay these for the first month.
Trash, landscaping and WiFi shall be paid by Landlord at all times.
6. DOCUMENTATION OF PROPERTY CONDITION, FURNISHINGS AND APPLIANCES
Tenant will supply landlord with video of property items (major furnishings and appliances) and condition of property within 72 hours of arriving. This video will be used as documentation at the end of the lease to calculate any damage/replacement cost deposit refund.
7. SHEETS AND LINENS NOT PROVIDED
Tenants are to supply their own bed sheets, pillowcases, comforters, bathroom towels, bathmats and kitchen towels. Landlord will supply waterproof protector covers for provided pillows and mattresses. For tenants without any bedding due to loss from Southern Californian fires, Landlord will work with client for bedding accommodations.
8. PARKING
Parking in the driveway directly in front of the garage accommodates (2) large sized cars. Additional parking on the street is limited every Friday between 12:30 PM to 2PM. Parking directly in front of house is limited on occassion, and parking options are available on the cross street as house sits on quiet cul de sac near corner of intersection.

9. TRASH DAY
Athens picks up trash and recyclables every Friday morning. Tenants are to roll out used bins of recycle, trash and yard debris every Thursday night for trash pick up the following morning. Tenant is responsible for paying Athens to pick-up trash on other days besides regular scheduled pick-up day
10. LANDSCAPING
Landscaper performs work Friday morning. The green bin needs be rolled out Thursday night for emptying for Friday morning.
11. NO ACCESS
The garage and locked storage closet at rear reading room are not available for Tenant use. Tenants typically use Laundry Room for extra storage space or rent/buy a shed and place in backyard to store items.
12. CAPACITY
A maximum of ten people can live in the property. Guests who stay for six or more nights (consecutive or non-consecutive) are considered living in the property and they must be added to the Lease Agreement. Tenants shall not assign the lease or sublet or grant any concession or license to use the premises to others or any part thereof without written consent of the Landlord. Any violation shall immediately terminate the lease.
13. MAINTENANCE AND REPAIR
Minor maintenance up to $10.00 per month is the responsibility of the Tenant. For example: batteries, light bulbs, testing and replacing smoke/carbon monoxide detector batteries, furnace filter, refrigerator filters, etc.
Tenant will incur first 10% in repair expenses. Tenant is responsible for contacting and coordinating repairs directly with the authorized contractor whose information will be provided. Individual repairs of $500+ must first be approved by landlord.
Tenant agrees to pay for clearing of any drains and all clogs/stoppages, except incidents created by roots or structural defects. Tenant shall not dispose items into drains such as diapers, sanitary napkins, tampons, disposable wipes of any kind, paper towels, wads of toilet paper, newspaper, children's toys, matches, Q-tips, balls of hair, grease, oil, dining scraps, clothing, rags, sand, dirt, rocks, etc.
Tenant shall help maintain furnishings and property by using provided cleaning supplies stored at sink cabinets that include carpet/upholstery cleaner and surface cleaning supplies. Spills and splashes are to be cleaned in a timely manner to prevent staining on carpet and upholstery to dirty buildup on hard surfaces.

14. POWER OUTAGE OR SUSPICION OF GAS OR CARBON MONOXIDE LEAK
Report power outages to Southern California Edison to determine if the power loss is widespread, and Azusa Fire Department at or 911 if a gas or carbon monoxide leak is suspected.

15. Cats may be allowed if de-clawed and do not have tendencies to occasionally mark territory/urinate inside the house.
16. Landlord to meet pets in person for approval in order to assess pets calm demeanor in previously dog occupied rooms, and ability to follow owner's commands. Scents and markings of previous pets remain despite deep cleaning treatments. Inspections to detect pets urinating, pooping or marking up interiors will be performed on a monthly basis for the first three months. Tenant will be subject to immediate eviction if damage from pets relieving themselves or marking territory have been found.
