Small, clean, furnished studio located near the intersection of Addison and Grant, just west of Martin Luther King Blvd. for ONE PERSON. Excellent location right near Trader Joe's and the police station. Very safe, quiet, neighborhood. Away from the student section, but close to UC Berkeley, BART, and everything.

This is an in-law unit of a house, so does not have the feel of an apartment, or a multi-unit building. Live in a neighborhood instead of in an apartment!

Furnished with double bed, dresser, desk, desk-chair, table and chair, vacuum, and shades on the windows.

In-law unit is at ground level, it has a short ceiling (6'2", 188cm), underneath single-family home. Completely private from the house upstairs: separate entrance, living space, kitchen, and bathroom. Shower only - no bathtub.

The kitchen is equipped with a new 4-burner gas stove/oven, newish big refrigerator, stainless steel sink with garbage disposer and sprayer faucet, dishes and cookware, microwave, and slate counter top.

Just painted inside. Brand new flooring throughout.

Does not include access to washer / dryer. Laundromat located a short distance away.

No off-street parking available. Street parking is easy with (low-cost) residential permit. Safe bike parking.

Walking distance to UC Berkeley, Shopping, Bus, and BART.

Available 7/1/2025 (or sooner). Lease until 6/30/2026 (and renewable for 12 month increments thereafter) for one, non-smoking, quiet person only, No pets. No exceptions - Please don't ask.

Move-in payments are: First month and refundable security deposit equal to two month's rent.

Rent includes all these utilities: garbage, heat, electricity, and water.
Internet and cable ready.
No electric vehicle charging allowed.

    "I live almost on the corner of Bancroft and Roosevelt, and have lived in central Berkeley for two straight decades now. It's a great neighborhood - I see there's supposed to be a bit higher crime not far from here, but in all these years I've seen only one crime - a mugging wherein a Berkeley high graduate about 19 years old, tried to steal an earbud for a cell phone from a high school girl. He didn't get the earbud and the police caught him and a couple others with the minimum of fuss. That's it, although I've heard of a couple other small crimes more toward university. To live here is to feel very safe, and really be in walking distance to UC, and all kinds of shops, restaurants and so on. The little tot parks are real nice, especially the one on Roosevelt, and walking is very enjoyable due to all the lovely landscaping done in this area around private homes. Neighbors are great. I love living here except for having to get a parking permit - which is cheap and easy to do really."
