The fireplace (and dryer vent) were professionally cleaned in November and the fireplace door gasket was replaced, so that it can be closed off and burn wood efficiently.
The master bathroom has a beautiful dual valve shower and a Jacuzzi jet tub, heated floors, a bidet in the powder room and an enormous walk-in closet. The master bedroom is set up with a built-in propane fireplace with electronic thermostat and breathtaking views of the lake.
When we purchased the home, two years ago, the listed square footage was 2,307 (which is what Zillow’s “Zestimate” value is based on but did/does not include the 230 sq. ft., unfinished exercise room, that was open to the unfinished basement. We put a new door to the basement and then finished the space with porcelain, plank tiles and new paint, which is why the accurate square footage for the house is now 2,537.
There is also an unfinished 400 sq. ft. attic, with plywood on the floor, that can be accessed through pull-down stairs, that are in the guest bedroom.
Homeowners Insurance (Effective 5/2024, the annual State Farm cost will be $2781) is a huge factor in Nevada County and we were thrilled to find that because the house is on Rollins Lake/Reservoir (which is controlled by the Nevada Irrigation District, which keeps the reservoir close to full, all year) that our insurance rate runs
There is ample, paved parking for boat and/or RV, a fenced dog kennel and four spacious decks overlooking the lake. This home is great for entertaining or just enjoying!
The house includes a solar electrical system that offsets almost 100% of our annual electricity cost (happy to supply you with the last 12 months of PG&E bills) and there is a large portable generator in the garage that can be plugged in at the main panel, if there is ever a power outage. Also, there is a whole house, water softener.
