Description

This property is no longer available to rent or to buy. This description is from March 01, 2024
Welcome to Shady Oaks. This multifamily property consists of 8 separate cottages. 7 (1bd/1ba)/(Studio) cottage apartments that range from 450-600 sq/ft. 1 (2bd/1ba) single family home that is 818 sq/ft. Huge upside in raising rents on these year-round apartments or by possibly converting them into Airbnb/short term rental. Big value add play, potential to turn this property into 9 or 10 units total. A fire damaged duplex at the front of the property is waiting to be rebuilt. Seller has approvals for a single family on the same footprint. Proximity to the ocean, casinos, downtown Mystic CT, and more. Great location for tenants/short term rental. Great tenants currently! Please see financials attached in downloads for more detailed breakdown of each unit utilities. All units pay their own heat, hot water, and electric.

"Dogs on leashes. Not allowed at the beach which would be nice. No dog park, but great walking paths. "

"This is a unique neighborhood and I enjoy all of the parks and places and people and things that are available to me in my neighborhood. It really is truly home! "

  • Pete H.
"Not enough sidewalks and the cars are always speeding. Downtown is fairly dog friendly, yet I don’t understand why pets are not welcome at the farmer’s market; at least nobody enforces the rule."

  • Ashley B.
"Not enough access to public transportation. No busses, train stops, pick-up areas. Not enough sidewalks on busy main road areas. Including Chesterfield road, Lovers Lane, Roxbury through Corey Lane/Riverview, Upper Pattagansett through Ancient Highway, Bridebrook Rd. , Plants Dam, Dean Road area. Should all be accessible easily on foot. "

"I work from home and do not commute. Getting around locally is easy. Easy access to I-95, I-395 and Route Nine. Short distance to beaches, shopping. "

"People here are mostly gentle and kind. My cat went missing once and the community exploded with kind words and support. Always plenty to do between Rocky Neck, the boardwalk, and all the cozy shops and parks. Beautiful scenery at all times of year. We moved here during the winter and the cute little street lights on Main street were done up like we had stepped on the set of a Hallmark movie."

"Easy access to 95 and 395 makes commuting on the shoreline and upstate really easy. Traffic can be heavy in the summer but it’s worth it to live in such a nice place. "

"We live in a tucked-away community that is close to Niantic but not easily within walking distance. We’re too high up on a hill and too far away from anything significant not to have a car. "

"Cute little beach area. Private beaches are not huge but do the trick. The beaches are on the river not the sound. Not all pet owners are courteous with cleaning up after their pets. Making changes such as fencing or a carport are next to impossible due to zoning regulations and neighbors making a big stink. Who wants to live with that?"

"A lovely and safe community with tennis, golf, boat slip and beaches. Peeps are screwing with this site. It's not even near the train track! Million $ homes to cottages. One way in and out-no crime at all-ever! Stone wall entrance that winds bordered with hiking trails and water views of Niantic Bay."
