Tenant pays heat (fuel oil furnace), electric, internet, and snow removal. Landlord pays water, sewer, trash/recycling, and landscaping. Apartment has been weatherized for efficiency and has an electric heat pump hot water heater-- both mean lower bills for tenant.

Backyard has large shed with lockable entry for the apartment, making storage and project space readily available.

The property has been meticulously maintained and has metal roof, updated wiring, and separate asphalt driveways for each unit.

Attentive small-time landlord, keeps property in good working order at all times.

- I use Zillow to run a credit check for each person on the contract. Each adult rental applicant pays a small tenant screening and application fee, which allows you to apply to this listing and an unlimited number of participating rentals for 30 days. Zillow then shares info with me, but I don't see SSN or bank account numbers.
