Peaceful 1926 Craftsman Cottage, 2 bedroom, 1 bath, detached garage. This bright and sunny home is a standalone single-family property, not an ADU or guest house. It has been lovingly restored and completely updated and is set on a leafy, quiet street in Pasadena. The house has generous outdoor living space that is very private, and perfect for entertaining. There are Pergo floors throughout, energy efficient LED lighting, and a spacious kitchen. Weekly gardener service and ongoing care is included in rent. One dog or cat welcome under 20 lbs.

The home has central AC and Heat, as well as a gas fireplace. The gas range and refrigerator are newer. The washer / dryer is less than a year old. We have just completed a back garden renovation, including a full backyard privacy fence and a refreshed professional landscape.

Online applications are being accepted currently. Prospective renters should complete the application thoroughly. This house has very good energy. The first applicant meeting the eligibility criteria will be chosen.

We have a short video walkthrough available by request. I can meet for showings during limited hours, as I live across town from this property. When requesting viewings, please indicate your availability.

Renter Criteria

Monthly Rent: $3,650

To ensure a fair and consistent application process, all applicants will be evaluated using the same rental qualification criteria.

Income: Combined gross household income should generally equal at least 3 times the monthly rent, or approximately $10,950 per month. Lawful and verifiable income from all permitted sources will be considered in accordance with California law.

Credit: Applicants should demonstrate a satisfactory credit and payment history, with no recent pattern of delinquent rent, unpaid housing obligations, or significant unresolved financial delinquencies. Credit score alone will not necessarily determine approval.

Rental History: Applicants should have satisfactory prior rental history, including timely rent payment, reasonable care of the property, and no significant history of lease violations or unpaid rental obligations.

Income Verification: Applicants may be asked to provide recent pay stubs, tax returns, benefit statements, employment or offer letters, bank statements, or other appropriate documentation verifying lawful income.

Identification: Each adult applicant must provide valid government-issued identification and complete all required application information.

Occupancy: All adults who will reside at the property must apply and be approved. All intended occupants, including minor children, must be disclosed before move-in.

Renter's Insurance: Proof of active renter's insurance will be required before possession of the property is delivered.

Move-In Funds: Before keys are released, approved renters must provide the required first month's rent and security deposit in cleared funds.

Pets: Pets are subject to property owner approval and the terms of the rental agreement. Assistance animals will be handled separately in accordance with applicable fair-housing law.

Property Care: Applicants must agree to comply with the rental agreement, including provisions regarding care of the historic plaster walls, original millwork, appliances, garden access, and other property-specific requirements.

Application Review: Complete applications will be reviewed consistently according to these written criteria and applicable California and Pasadena law.

    "We live on Glen Ave which is a quiet street with really good neighbors all around. It's much more attractive and well kept than South of Washington or immediately North of Woodbury, although North of Woodbury has been gentrifying extremely rapidly especially since Covid started. There are quite a few churches and a Buddhist temple. This area is very convenient with really awesome supermarkets like Super King and Vallarta that have much better produce options than Vons or Pavilions, which are also nearby. It's extremely quick to get to Trader Joe's as well. You can easily access outdoor and water activities at the Rose Bowl, the arroyo, or Descanso Gardens and there is a 24 hour fitness at Woodbury & Lincoln if you want to stay indoors. The kids from the high school walk home through the neighborhood but they generally behave themselves and it hasn't been a problem. Street parking is easy but guests parking overnight in Pasadena need a $5 permit that you get from a kiosk at the fire station on Fair Oaks."

But anyway Altadena is really cool and mostly quiet. And ever now and then you’ll see a couple of horseback riders which I love and I’d say that sorta unique."
