Emergency maintenance must be reported immediately. Emergencies include, but are not limited to:
- Complete loss of air conditioning in hot weather
- No running water
- Gas leaks
- Major plumbing backups
- Water leaks
- Electrical hazards
- Sewage issues
Any situation that poses an immediate threat to health, safety, or the structural integrity of the property
Smoking Policy:
Smoking is strictly prohibited inside the property.
Pet Policy:
A maximum of two pets are allowed, which may be any combination of dogs and cats, regardless of size. Additional pet rent and/or pet fees may apply as outlined in the lease agreement.
Lease Duration:
The lease term is a minimum of 12 months.
Rent Payment & Late Fees:
Rent is due on the first day of each month and must be paid via Zelle or bank transfer. Rent is considered late if not received by the fifth day of the month.
A late fee of $50 will be charged on the sixth day of the month. An additional fee of $10 per day will be charged for each day rent remains unpaid, up to a maximum of $150 per month.
If rent is not received by the tenth day of the month, a 5-Day Notice to Pay or Quit may be issued, and the landlord reserves the right to begin eviction proceedings as permitted under Arizona law.
All late fees are considered additional rent and must be paid in full with the next rent payment. Partial rent payments may not be accepted without prior written approval from the landlord.
Early Termination Policy:
If the tenant wishes to terminate the lease early, they must provide at least 30 days' written notice and obtain approval from the landlord.
