This duplex apartment is located just a few blocks north of the University of Arizona, and has easy biking access to campus using residential streets at The Bronx Park Neighborhood. Built in 1953, this building retains much of it's original charm and character, including the great midcentury details that have aged so gracefully. Vaulted beam ceilings throughout give the space scale and light, and the vintage scalloped wood detail is carried through to the interior of the living room with dual pane windows (excluding the front glass), and laminate wood flooring in the common spaces. Off-street parking is available in the rear, out of sight from 6th Ave, with an enclosed yard.

$1592 due at lease signing. This includes a $1092 refundable security deposit, $250 non-refundable cleaning fee, and $250 non-refundable leasing fee. First month's rent due one business day prior to move in. Tenants to arrange and pay all utilities.

Our residents are automatically required to be enrolled in our Resident Benefits Package. The cost of this program is $39 per month and includes renter's insurance, HVAC air filter delivery, identity theft protection, a rewards program, credit score building, and concierge utility transfer service.

This property is subject to breed restrictions and weight limitations for all canine residents. Dogs exceeding 40 pounds are not permitted, nor are the following breeds or any mixes thereof: Pit Bulls, Rottweilers, Chows, or Dobermans. Only small, well-behaved dogs with no documented or observed history of aggressive behavior will be considered for approval. Tenants who maintain a dog on the premises are required to carry adequate renters insurance and must provide verifiable proof of coverage prior to the animal's occupancy. Documentation of renters insurance reflecting a minimum liability coverage of $300,000.

We do charge a $55 per person application fee, and all potential tenants must pass a credit, criminal, and prior eviction screening. Parental Guarantor required for tenants without adequate personal income.

Events like Mother’s Day celebrations, movie nights, back to school BBQ, Friday nights at the park with food trucks. We also have a community garden. My neighborhood (Colonial del Valley) is mostly elderly people who raised their kids here and a mix of younger people who are buying homes from relatives. "
