Rent is due on the 1st day of each month. Tenant shall be afforded a grace period through the 5th day of the month to submit payment without penalty. If rent is not received by the 5th of the month, a late fee of $50 will be assessed and due immediately. Tenant agrees to the following additional terms as a condition of this lease: Smoking is strictly prohibited inside the unit at all times; violation of this policy will result in a charge for professional cleaning/deodorizing and may constitute grounds for lease termination. No pets of any kind are permitted on the premises without prior written consent from the Landlord. Tenant is responsible for setting up and paying all electric and cable/internet service in Tenant's name directly with the respective utility providers, effective from the lease start date. Tenant shall maintain the unit in a clean and sanitary condition and shall promptly notify Landlord of any needed repairs or maintenance issues. No subletting or assignment of this lease is permitted without prior written consent from Landlord. Tenant agrees to comply with all building rules and regulations, including those governing use of common areas, noise levels, and guest policies. Any modifications to the unit, including painting, installing fixtures, or making structural changes, require prior written approval from Landlord. Tenant is responsible for any damage to the unit beyond normal wear and tear, which will be deducted from the security deposit upon move-out.
