30 MINUTES TO MARYSVILLE, 20 MINUTES TO OROVILLE, 45 MINUTES TO CHICO

This is a 3 bedroom, 2 full baths, 1250 sq ft, split floor plan (Master on one side, 2 spare rooms and 2nd bath on other side of the house), electric kitchen, all appliances included, washer and dryer included in separate launder room off kitchen. Central Heat, AC unit (3 yrs old), wood burning stove, all new light fixtures throughout, fenced yard located on 10 acres (property owners house is also on the same property). We are currently in the process of installing new wall oven, stove top, dishwasher, kitchen sink and garbage disposal. The interior of the home is also getting a new coat of paint throughout.

There is a garage on the property but is NOT included with rental.

MONTH TO MONTH RENTAL AGREEMENT ONLY

Due to the number of inquiries and in consideration of the pandemic, viewing of the property will ONLY BE SCHEDULED with those who meet the MINIMUM Qualifications of the terms listed & have completed an application.

* MAXIMUM occupancy allowed (2 Adults, 2 Children or 3 Adults ONLY) due to current drought issues and that both homes on the property share 1 well.

NOTE: ALL Adults that are occupying the premises MUST complete and application and
QUALIFY FINANCIALY & CLEAR BACKGROUND CHECK

SUB-LEASING IS NOT ALLOWED, CO-SIGNERS NOT ACCEPTED.

* MINIMUM Credit Score must be no less than: 650
* No smoking inside or anywhere on the property - NO EXCEPTIONS
* PET POLICY - REGISTERED SERVICE DOGS ONLY (proof will be required), Max (2) horses with
Transportation kept on premises
* Must make 2.5x the monthly rent
* No violent crimes/convictions
* No previous evictions

* Tenant pays for garbage, cable, electricity & propane. Shared well and Ag water.
* Property Owner will maintain yard i.e. mowing, watering and trimming.
* Tenant will be responsible for keeping the exterior grounds CLEAN at all times to prevent
damage or danger to the landlord, equipment needed to maintain the property, tenant and
their guests.
* Damage to any appliances, heating/AC, plumbing or equipment used to maintain the
property that causes a financial expense to the landlord of more than $100 due to the
tenants negligence will be charged to the tenant
* No sub-leasing permitted
* Maximum (2) designated uncovered parking spots available.

* RV's, horse/work trailers or Boat storage at owners discretion, uncovered storage only, NO LIVING in RV's will be allowed or tolerated if RV is stored - No boats or RV's older than 10 years old will be permitted
* All Vehicles &Trailers must have current registrations and proof of insurance required & maintained while on premises

* All Vehicles/boats etc must be in good running condition (vehicles that are not running or maintained in good movable condition, will be towed at the tenants expense),

* No usage, growing or storage of ANY illegal drugs, drug paraphernalia, chemicals etc will be permitted on the property and will be grounds for immediate termination of rental agreement. This incudes Marijuana, while some states have opted to legalize marijuana, it is still illegal on the federal level and will not be tolerated in or on the property.

* Proof of Renters Insurance must be provided prior to move in date and maintained for the duration until tenant moves out and will be randomly verified over the duration of renting

* Unscheduled visits to view the property are not permitted and will be considered trespassing as we value the privacy, security, safety and protection of ourselves our current tenants and the animals on the property.
