You will not be charged our standard $40 application fee (if you have lived in Colorado the past year) or our standard $50 application fee (if you have lived in a different state over the past year) if you have separately provided us with a Portable Tenant Screening Report (PTSR). Applicant has the right to provide Big Fish Holdings, LLC with a Portable Tenant Screening Report that is not more than thirty (30) days old, as defined in 38-12-902(2.5), Colorado Revised Statutes.

We will pull a credit report (which includes eviction and bankruptcy reports, SSN verification, employer verification, sex offender, criminal, terrorist watch list reports and FICO score) on every applicant. We will also contact your current and past landlords, as well as current and past employers to verify the information provided on your application. Adverse credit or lack of credit will not be used to qualify applicants seeking to rent with a housing subsidy.

Big Fish Holdings believes that our tenants are our greatest assets. We offer well-maintained houses for long-term occupancy to people who wish to take our houses and make them their homes. Our typical tenants rent for multiple years (our longest tenancy is 10 years) and we have never had a tenant forced to move because of foreclosure. IF ACCEPTED FOR OCCUPANCY, BIG FISH HOLDINGS EXPECTS YOU TO MAINTAIN THE HOUSE AND GROUNDS AND TAKE CARE OF THE MINOR MAINTENANCE AND EXPENSE THAT COMES FROM LIVING IN A HOUSE. IF WHAT WE OFFER APPEALS TO YOU AND YOU ARE WILLING AND ABLE TO TAKE ON THIS RESPONSIBILITY, THEN WE INVITE YOU TO SCHEDULE A SHOWING AND APPLY TO RENT THIS PROPERTY.

Trash is included in the monthly rent. Tenant is responsible to pay for gas/electricity and water/sewer. If accepted for occupancy, the rental contract is required to be signed within 48 hours of approval. An amount equal to twice the monthly rental rate is due at the time the rental contract is signed.

It can be much longer with traffic, but isn't everything. There are at least 3 supermarkets to choose from very close by."
