Utilities Not Included, which will be tenant's responsibility, are: Electric through SDG&E, Water through Rainbow Water District, Propane through Fallbrook Propane Co, and Trash Service through Fallbrook Refuse EDCO.

This home has central heating and AC, as well as ceiling fans throughout, and is on Septic, please note any stoppages or clogs will be the tenant's responsibility during the lease, be careful what goes down all drains.

Please call your Internet or TV providers ahead of time to make sure they can and will service this address if interested, it is your responsibility to check on this before applying or signing lease. Please note this home and location are a bit remote and certain cell and internet providers may not have the best coverage there, a drive-by to the area and home is also recommended first to check, along with contacting your providers before proceeding, Thank you. The previous tenants used San Diego Broadband.

A Renter's Insurance Policy will be required on behalf of the tenant/s residing in the home.

Please note the dual sided open fireplace will smoke out a bit, due to the airflow it unfortunately receives by being dual open sided, the owner had a professional chimney vendor look at it years back and they said there is little to nothing that can be done with regards to this effect, outside of walling up one side of the fireplace; which the owner will not be doing at this time. Structrually the fireplace is fine however and could be used, but smoke coming back and into either room may be a bit of an issue, FYI. Please note the garage door is manual; it does not have a motor installed, as can be seen in pictures. Please note the detached garden shed located at the north end of the home and property will be removed soon and does not convey, but tenants would be okay to place their own temporary storage or garden shed in place during their lease, with written approval given beforehand; if interested, Just Ask!
