Description

This apartment is the lower floor of a 1906 Victorian, and has large sunny fenced backyard with raised beds ready for spring planting! This apartment has lovely light, we just put in new windows, and it has wooden floors throughout. The apartment lives like a house, with direct access from the street and while it has been updated, still retains some older details on a quiet residential street with great walkability.

The kitchen was remodeled three years ago and has a new gas stove, new refrigerator, and a new Bosch (almost silent!) dishwasher, new glass-faced cabinets, quartz counters with undermount lighting. There is a lot of storage space and plenty of counter space for food prep. There is a deep stainless steel sink, and a large walk in pantry off the kitchen with a large shelving unit. The entire apartment was just repainted, and there are new light fixtures throughout.

The two bedrooms are both large, with brand new big windows. The front bedroom has a large bay window that makes it perfect as either an office or a bedroom, and the back bedroom has direct access to the bathroom. There is a brand new vanity in the bathroom, along with new lighting and paint.

There is a free high efficiency front-loading washer and gas dryer that is shared with the occupants of the upper level. There is an instantaneous hot water system, so you can never run out of hot water for showers!

The garden has been freshly cleaned out, and this apartment is perfect for someone who wants to have their own oasis in the city-- it gets full sunlight, and it is ready for a new green thumb. In the past, tenants have grown both vegetables and ornamentals, and there is a storage shed that we are happy to leave if the next tenant wants the storage, or remove. We are planning to put in a patio if the next tenant wants that feature.

There are three units on the property, and we live in the house behind the apartment. Each unit has a dedicated outdoor space for that unit.

You can easily walk to Berkeley Bowl (both of them), Ashby Bart, downtown Berkeley and UC Berkeley. While many of the tenants who have lived here have lived here car free, we have parked on the street for years with little to no difficulty, and there is no 'permitted' parking in the area. It has a Walk Score of 81, a Transit Score of 62 and a Bike Score of 93! While it is close to campus, the neighborhood is quiet.

Owner pays for water, trash and sewer. Renter pays for gas and electric and internet. This is a one year lease. As per Berkeley rules, this is a no-smoking property.

Renter is responsible for maintaining backyard (preferably), or must be willing to let us come in and take care of the landscaping.

There is no parking with this unit, but there is very easy street parking (no permit required)
