It is being offered at $1675 per Month with a One-Year Lease Term to start for a Single Occupant only or $1825 per Month for Double Occupancy.
Security Deposit of $1675 or $1825, depending on occupancy, will be asked for as an initial hold deposit, which will then be applied towards the security deposit amount at the time of lease signing and move-in.
The first month's rent, in full, will be due later on at the time of the agreed-upon lease start date.
The second month's rent will be prorated accordingly and due on the 1st of the second month.

Appliances Included are: Electric Stove, Electric Oven, Microwave, Refrigerator, and Washer & Dryer units; dryer hookup is Electric (no owner warranty on W/D units).

Landscaping throughout is owner-maintained; any personal pots or plants will need the owner's permission in advance, please.

Water, Trash, and Gas All Included with Rent!

Utilities Not Included, which will be the tenant's responsibility, are: Electric through a sub-meter connected to the property and the guest home unit. Tenant will be given a monthly bill and calculation for their submetered electrical usage. Payment will be expected on or before the next monthly rent payment is due.

Any questions regarding utilities, please ask before applying. It is the applicants'/tenants' responsibility to satisfy themselves with all questions and clarifications they may have or need before proceeding.

This home has a central heating gas furnace and a 2-ton AC unit, as well as an attic fan, and is on Septic. Please note that any stoppages or clogs will be the tenant's responsibility during the lease. Be careful what goes down all drains.

Spectrum Home Internet and Wi-Fi password / Connection will be provided to the tenant and included with rent. Any faster speeds or needs may be an additional cost and the responsibility of the tenant to inquire or ask before proceeding.

A non-locking single property mailbox is at the end of the driveway and will be shared with the tenant, but if the tenant prefers an off-site PO Box, that is fine and their decision and additional expense.

Please note that for a single occupant, only a single parking space will be provided within the private property boundaries, and for dual occupants, two parking spaces will be provided for long-term parking during the lease. If a dual occupant party has only one vehicle, a reduced rental rate of $1725 will be given.

Guest parking will be available on the street and outside the gate for temporary or short-term purposes only. No outdoor storage or space is included with this guest home unit.

A Renter's Insurance Policy will be required on behalf of the tenant/s residing in the home. And owners and/or mgmt will be required to be listed as an additionally noted / insured on the policy.

Please note the owner or us as the mgmt. may require a few extra days before the scheduled move-in date for a final once-over cleaning and wipe-down detail of the home to be performed.

We are happy to supply a sample lease agreement to you ahead of time. Just ask. Please note your final lease agreement may include additional disclosures and/or addenda as needed, and with regard to the home and property. But the lease in and of itself will be much like the one we will later supply to you to review ahead of signing. Thank you!
