RENTAL CONDITIONS AGREEMENT

1. PROPERTY: The property is a short-term rental only.

2. RENTAL PARTY: The rental party shall consist of the main point of contact and no more than the amount stated in the listing. All guests must be announced to the host.

3. MAXIMUM OCCUPANCY: The maximum number of guests is limited - see property description for maximum.

The maximum number of guests is limited to what is stated in the listing and I agree to have no more than this amount or will result in dismissal from the property. Any more guests than the originally booked amount MUST be brought to the attention of the host and is forbidden unless approved. $100 will be charged per person per night extra after the original limit is exceeded with approval only - $50 per child.

Overnight guests that exceed the number stated in the reservation are not allowed. Undisclosed guests staying overnight, seen by camera or security, is a breach of contract and is cause for removal from the property.

4. PETS: Pets MAY occupy the property within the terms of this agreement ONLY when approved and fees paid before arrival. We require a pet fee, paid before arrival as noted: $35 per day per pet, capped at $200 per stay per pet or per month for stays longer than 30 days. All pets must be announced to the host. All pets must be crated when the owner is not home. Pets are not allowed on furniture, textiles, or beds. Please provide your own pet bed and blankets for your pets to lounge on. All pet accidents must be reported so they can be properly cleaned. Excessive cleaning due to pets will result in an additional fee. The renter must replace objects that are not repairable. Breach of contract is followed by dismissal of property and loss of all funds paid for the reservation.

5. TERM OF THE RENTAL AGREEMENT: The rental begins on the day of CHECK-IN at 4 pm and concludes on CHECK-OUT at 10 am
Hosts charge a $25 late fee for check-out after 10 am

Early check-in & late checkouts are not possible due to enhanced cleaning measures. Guests who stay beyond their designated checkout time or delay our housekeeping staff are liable for any associated costs and expenses.

6. RENTAL FEES: All rental fees must be paid in full before the stay Pet fee: $35 per day per pet, capped at $200 per stay per pet or per month for stays longer than 30 days.

7. GENERAL TERMS: Guest(s) agree to follow and implement the standard of cleanliness to the property. Additional trash, dishes, confetti, or other articles left behind by guests are subject to an additional cleaning fee, the cost of which will be removed from the deposit amount.

Guests are not allowed to use glitter, confetti, or any other sort of decoration that will make clean-up difficult for the cleaning team. Guest may not tape anything to our walls, ceilings, or woodwork. The Guest(s) agree to keep the property in good condition and MUST alert the owner ASAP and pay for any damage on the property caused by humans or animals in full within 24 hours of stay. Owner to provide receipts upon request.

The Guest(s) agree to not keep firearms, bows, and other weapons on the rental property. The Guest(s) agree to use the property not to disturb the peace in the surroundings or environment. Quiet hours are strictly enforced from 9 am - 9 pm every single night including weekends. We have a zero-tolerance policy. If this rule is overlooked, we reserve the right to cancel your reservation.

The Guest(s) agree to not encroach upon neighboring houses and driveways.

The Guest(s) agree to abide by all rules, regulations, check-out instructions, and guidelines outlined in the "House Manual/guidebook" and all local and community laws. The Guest(s) agrees that no commercial filming or photography will occur onsite during their stay and agrees to submit any such request to the owner for approval and a separate contract before staying.

The Guest(s) agrees that leaving the property early will not result in a refund or rebooking.

Guest(s) take full responsibility for damages, injuries, or losses on the premises and its facilities. Guest(s) must report any property damage to customer service. Unreported damages will be deducted from the security deposit.

Smoking, illegal drugs, parties, and excessive noise are not allowed, including on porches and in shared spaces. Smoking violations are subject to a $250 fine plus the cost to clean, deodorize, and repair damages. The use of marijuana in any way, shape, or form in or around our property is strictly prohibited. Booking a reservation constitutes an agreement to comply with the House Rules.

Guests who violate these rules are liable for any associated damages, fees, costs, or expenses.

We provide enough consumable amenities, like toilet paper and paper towels, to get guests set up. Once these amenities are exhausted, it is up to the guests to replenish them as they see fit.

8. INDEMNIFICATION: The Guest indemnifies the landlord, vendors, and the property free and harmless against any liabilities like accidents, loss of property, injury, or death of any person. The Guest acknowledges that their personal property is not covered in the insurance purchased by the landlord against loss, theft, and negligence.

9. SURVEILLANCE: We use video surveillance around the home's exterior. Noise-detecting technology is used inside the space to monitor excessive noise levels. Noise devices do not record conversations but measure decibels and alert the owner when noise is above normal decibel levels. Rangers are sent automatically when levels are over 80 for 15 minutes. Adjusting devices is only permitted by the owner. Images obtained can be used against you in the event of false information, i.e., additional unapproved guests or pets.

10. CLEANING REQUIREMENT
To maintain the home's condition, a professional cleaning is required at least once per month. The cost is typically $90-100 per cleaning and is the guest's responsibility. Guests will schedule and submit payment through the host, who will coordinate access and timing with the cleaner. Failure to comply or provide access may be considered a breach of contract.

11.CANCELLATION POLICY STRICT: Full refund for cancellations made within 48 hours of booking if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in. No refunds during the stay.

12. POOL, HOT TUB, COMMUNITY AMENITIES (if applicable):
All guests who use community amenities and enter the pool + hot tub do so at their own risk and take full responsibility for their own protection and any surface they may touch.

It is mandatory that everyone shower before entering the pool to remove all lotions, oils, and perfumes. All children must be under adult supervision. There is no diving or jumping into the pool. All guests must enter the pool via the pool ladder and the steps to the hot tub. Owner, host, and vendors are not responsible for any incidents while guests are using the pool/hot tub or are in and near the pool/hot tub.

BY AGREEING TO OUR RENTAL CONDITIONS, YOU CERTIFY THAT ALL THE INFORMATION SUBMITTED FOR YOUR RENTAL PARTY IS ACCURATE AND TRUE. FALSE INFORMATION CAN RESULT IN THE CONTRACT, CANCELLATION, CONFIRMED TRIP, AND LOSS OF THE ENTIRE BOOKED AMOUNT AND SECURITY DEPOSIT.

We accept reusable tenant screening reports dated within the last 30 days. Reports older than 30 days are not accepted and a new screening will be required. If you provide an accepted reusable report, no application fee is charged.
