This property is offered exclusively as a furnished mid-term rental for stays of at least 30 consecutive days and no more than 90 consecutive days.

Lease Term:
Each tenancy will be established as a fixed-term rental with specific beginning and ending dates agreed upon in advance by the landlord and tenant. The minimum rental period is 30 days and the maximum initial rental period is 90 days.

Rent:
Monthly rent is $5,295, including furnishings and standard household utilities. Rent will be prorated based on the applicable daily rate stated in the rental agreement.

Utilities:
Standard household utilities are included in the monthly rent, including electricity, water/sewer, garbage, gas, and internet, subject to reasonable residential use.

Furnishings:
The home is fully furnished and equipped for an extended stay. All furnishings, appliances, housewares, and other included items remain the property of the landlord.

Occupancy:
The rental is intended for the approved tenant(s) identified in the rental agreement. No additional occupants, subleasing, assignment, or short-term rental of the property is permitted without the landlord's prior written consent.

Guests:
Guests are permitted subject to the terms of the rental agreement. The tenant may not use the property for parties, events, commercial activities, or as a short-term rental.

Pets:
No pets allowed.

Smoking:
Smoking and vaping are prohibited inside the home and in any areas designated as nonsmoking in the rental agreement.

Parking:
Driveway parking is available. No garage parking is provided.

Yard:
Tenant will have use of the property's yard and is responsible for reasonable care of the premises in accordance with the rental agreement.

Extension/Renewal:
If both parties agree, a tenancy may be extended for an additional period, provided the total rental arrangement complies with applicable law and the landlord and tenant execute a written agreement specifying the new rental period and applicable terms.

Early Termination:
Because this is a furnished fixed-term rental, the tenant is expected to remain for the entire agreed rental period. Any early termination will be governed by the rental agreement and applicable Washington State law.

No Automatic Month-to-Month Renewal:
The rental agreement will specify a definite expiration date. Any extension beyond the agreed rental period must be approved by the landlord in writing and documented by a new or amended rental agreement.

Maximum Stay:
The property is not offered for stays exceeding 90 consecutive days under the initial rental agreement. Any request to remain beyond 90 days will be considered separately and must be agreed to in writing by the landlord.
