About this House
This home (built in 1909) has a lot of character and beauty. The main floor has 10.5 foot ceilings throughout, ceiling fans in the living room and master bedroom, and large windows. The second bedroom is smaller (perfect for kids), and the bathroom is quite large.
Downstairs can be a separate unit that rented for $675 a month in 2011. That alone pays for half the mortgage. The bathroom downstairs includes a hot tub.
The home includes all new windows (replaced Jan. 2007), a new roof (replaced June 2006), new furnace and water heater (March 2009, new roof insulation (December 2008), new interior and exterior paint (2008, 2010), fresh landscaping including new sod, new steel exterior doors (2011), a new woodstove (2011), new washer and dryer (2012), and a remodeled mudroom (2012).
Neighborhood Description
The neighborhood is south of the BYU campus. There is a large student population, but since these are all BYU students, they are well behaved. Most of the residents in the area are young married couples. We are not on a major street, so traffic is quiet, but we are one block from several major bus lines, the Provo library, and within a short walk of downtown Provo.
The basement apartment is also very dependable for income. We rented it for over five years with zero vacancy rates. Current rental rates (2012) are around $650 to $700 for a similar size/quality unit.
