There is an attached one car garage with access directly to the entry way of the home. there is also a driveway for parking and street parking available.

Although one side of a duplex, it only touches the neighbor at the garage! No shared walls! fully fenced private yard!

Credit Requirements: We require a positive credit history.
Negative credit reports may result in denial of Application. Negative reports include, but are not limited to: late payments, collections, judgments, total debt load, and pending bankruptcy excepting nonpayment balances that accrued during the COVID-19 Protected Period (April 1, 2020 February 28, 2022).

Rental history References:

Each rental applicant must be able to demonstrate a Favorable Rental History of at least 2
years verifiable from unbiased and unrelated sources.

No evictions within the past five years. We do not consider evictions which took place five years or more ago, nor do we consider evictions which resulted in a dismissal or a general judgment for the Applicant. Criminal History:
Criminal history will be considered according to Oregon law, on a case by case basis, with factors including the nature of the offense, how much time has passed and whether the individual is appropriately rehabilitated and does not pose a risk to persons or property.

Cosigners:
If you do not meet one or more of these criteria, you may be able to qualify if you have a 3rd party
located in the state that will guarantee your lease. The guarantor must fill out an application, pass the screening process and have debt to income ratio sufficient to cover their expenses and yours in the event of a default.

Renters Insurance:
Prior to move in and throughout tenancy tenants will be required to provide proof of renter's
insurance with a minimum of 100,000 dollars in liability. (there are exceptions based on income in accordance with Oregon law)

Pets:
-Cats and dogs are allowed. There are no size or breed restrictions.
-Pet rent $50.
-There will be an additional security deposit required (fully refundable) determined by number of pets.
-A pet screening for each pet must be completed at petscreeningcom. $20 first pet. $15 each additional pet. This profile is required to be maintained during tenancy with updated records. it is $10 dollars each year.
-Mountain Top Property Management will let you know when to start your pet profile after viewing
your application.

Information required for pets:
- Current pictures of pets.
- Proof of spay/neutering is required for each pet.
-Proof of current core vaccination administered by a veterinarian
- Proof of licensing according to local laws prior to move in.
-Emotional support animals require documentation from in state, licensed mental health provider.
