Applicants must have a combined gross monthly income of 3x the amount of the rent and pass a credit check to qualify. Income must be legal and verifiable. No co-signers accepted. All information provided within your application is subject to verification.

Applicant Qualifications:
1.) You must be at least 18 years old to apply. Additionally, every occupant above the age of 18 must apply. We do not accept paper applications. Applications may be submitted online through Zillow. We do not charge an application screening fee. Zillow charges a $35 fee to use their service, which includes creating a tenant profile and reusable application that allows you to apply to an unlimited number of participating rentals for 30 days. Zillow uses Experian to soft pull credit reports, so they do not affect your credit score.
2.) All applicants must have legal and verifiable income and must provide proof of income as part of their application, such as: current paystubs, W-2s, employment offer letters, rental assistance payments documentation, etc. If you are self-employed, please provide a current profit and loss statement and a previous year income tax statement. BANK STATEMENTS ALONE ARE NOT AN ACCEPTABLE FORM OF PROOF OF INCOME.
3.) All applicants must have a combined gross (pre-tax) monthly income of at least 3x the amount of the rent.
4.) Credit reports should show more positive items than negative items and must demonstrate overall financial responsibility. We look for no open collections, no past evictions and no bankruptcies. Each applicant must meet the credit requirements.
5.) Applicants should have positive landlord references. For example, previous landlords would rent to them again; applicant has no history of lease violations and/or noise complaints, and applicant did not cause any damages exceeding the security deposit.
6.) All information provided in your application is subject to verification. Falsifying information in your application will result in automatic denial.
7.) We do not accept co-signers.
8.) We do not accept personal checks until tenancy has been established. The first month's rent and the security deposit must be paid in the form of cash, cashier's check or money order. You are required to pay the entire move in cost before you receive keys.
9.) Maximum persons allowed in a unit:
Studio 2 persons
1 bedroom 3 persons
2 bedroom 4 persons
This is in accordance with BOCA code guidelines that state:
"Every dwelling unit must contain a minimum gross floor area not less than 150 square feet for the first occupant and 100 square feet for each additional occupant."
10.) With an approved application and full security deposit payment, we can only hold a rental vacancy for 2 weeks.
11.) All tenants must acquire & maintain renter's insurance throughout the duration of their tenancy.
