Minimum 12-month lease. Frist month's rent and last month's rent plus a security deposit equal to one month's rent are due before move-in. Each adult occupant must submit a separate application and satisfy the owner's lawful screening requirements, including verifiable gross household income of at least 2.25 times the monthly rent, credit history, rental history, and background screening.
Tenant is responsible for all utilities not expressly included in the lease. Renters insurance with minimum of $100,000 in personal - liability coverage must be maintained throughout the tenancy. No smoking or vaping anywhere on the premises. Pets require prior written approval and may be subject to additional pet rent and a deposit within California's legal limits.
No subletting, short-term rentals, assignment, or additional occupants without the landlord's prior written consent. Tenant must comply with all HOA rules, maintain the property in a clean condition, promptly report needed repairs, and be responsible for damage caused by the tenant, occupants, guests, or approved pets. I also love that we are in between Rancho and Claremont because there’s more of a variety of events. But our most favorite thing about living in upland is mt baldy. We go up there every week"
