Landscape:
The tenant is responsible for frequent watering and weekly mowing the grass in summer and keeping the lawn free of pet excrement and occasional raking of leaves and limbs as needed for the health and quality of the landscape. Tools need to be replaced in the shed for storage after each use. table set should be covered in winter. Landlord will take care of trimming of plants and other seasonal maintenance of yard. No removal, transplanting or altering of any established plants in the landscape or greenbelt without consulting the landlord first.
House comes unfurnished. There are included some yard tools, an outdoor table and chair set, firepit and a mower. These remain with the house.
There is parking for two cars inside garage, openers included. No additional cars allowed.
On the side of the yard, tucked back out of view and inside the fence, is a dedicated spot for an approved RV. No parking on grass or fixing of cars on property is allowed as per HOA. Tenant will agree to HOA terms as part of lease.
No Smoking, including pot in house!
Only approved pets allowed and will be evaluated on an individual basis for acceptance. They will be registered into the lease addendum and follow all rules within and have a separate deposit.
All repairs will be made by the landlord or others contracted by the landlord.

All adults must pass a background check
The carpet should be vacuumed and maintained.
A new in room portable AC has been installed in the master. With the tower fan, the upstairs remains cool on warm days. They remain with the house, and the new one has the box for storage when no longer in use. A new screen door off the patio has been added for cooling downstairs during warm weather.
Any repair issues will be address by owner. Window coverings stay with house. Small water damage to kitchen wood floor by sink will not be addressed. Wood Floor is water resistant not waterproof and needs to be wiped dry when spills occur.
Please use the green bin for grass trimmings and yard waste, as dumping in green belt or cutting of trees is forbidden. You may gather and use precut and left wood for firewood inside back yard. Firewood will be stacked in CURRENT LOCATION, AWAY FROM HOUSE. All lawn equipment is in working condition and is not maintained by landlord. General upkeep for long term use may be necessary. Fires are allowed in an in-closed pit, like the used one included and placed on the brick patio away from trees and using DRY Wood ONLY so you don't smoke out the neighbors. Once wood is gone owner will not replace.
