About this House

Lawn care included in this beautiful remodel of a 2-bedroom home in a quiet, safe, little neighborhood just a mile north of the Broad Ripple village with easy access to the Monon Rail Trail. Why rent a small, overpriced apartment with neighbors just a thin wall away when you can have your own free standing house. (not in a flood plain, not in Ravenswood) This all brick remodeled 2-bedroom home gives you plenty of space in a quiet, safe little neighborhood with minimal traffic. The property manager provides lawn care and removes fall leaves. This open concept home has a beautiful new kitchen with 9-foot ceilings, 36-inch-tall real wood cabinets, oversized quartz countertops, Spanish tile backsplash, 4 seat island, plenty of cabinet storage and great lighting. There is a good-sized cedar lined built-in food pantry too. New upscale stainless-steel appliances include a full-sized fridge with ice maker, dishwasher, gas stove, built in microwave and garbage disposal. A washer and dryer are included for the exclusive use of the residents. The entire house has tile and hardwood floors. (No laminate or vinyl in this place) The bathroom has been remodeled with a beautiful, polished porcelain tile tub/shower surround, ceramic tiled floor, comfort height elongated toilet, large vanity with oversized quartz top, large mirror, great lighting and lots of storage. This home has a great entryway, built in guest coat rack, built in bench seat, tiled entry, hardwood floor sitting room, lots of natural lighting and an electronic device charging station. There is a natural gas fireplace too. This home has beautiful new entry doors, high end storm door, new furnace, water softener, water heater and central air. It is very well insulated and utility bills should be very reasonable. The exterior includes a concrete and paver walkway and patio, landscaped lawn, and privacy fences. This home has easy access to the Monon Rail Trail, a short walk to the Broad Ripple Village and an easy drive to northside shopping, interstate 465, Keystone crossing, Nora shopping, the hospitals, downtown and the Universities. It a great location in this quite little neighborhood and we want to keep it that way. We are looking for someone who wants to make this a long-term residence and is mature enough to take care of such a nice place. Someone who gets to know the neighbors and is respectful and kind. The neighborhood and attentive local, experienced property manager will not tolerate bad behavior, criminal actives, or partiers. No smoking of anything will be allowed in the house. We are only looking for a 2-year lease minimum and prefer someone who wants to make this place a long term home. A small well behaved mature pet may be approved with a $500 refundable pet deposit and additional $50 per month. Parking is limited to two vehicles and parking is not allowed in the yard or on the street per the lease. We are limiting residency to two adults because of the parking situation. The lawn has just been aerated and over seeded. It should look great in a couple weeks. Please make an appointment to see this wonderful home. The photos do not do the place justice.
You will not be disappointed! Do not disturb current residents.

Two year lease minimum.
Nice, neat people who apricate a nice place with stable income preferred.
Resident pays gas, electric and sewer to the utility providers.
Resident pays water bill of $50 per month directly to property manager.
Property manager pays city storm water fee and weekly trash collection.
A small, mature well behaved dog may be approved.
Pet approval requires a $500 refundable pet deposit and $50 rent increase.
Property manager pays for lawn care and fall leaf clean up.
No smoking in the house including marijuana, cigarettes, cigars and vaping.
