Available for a full twelve-month, year-round lease, including the summer months, this detached home offers approximately 600 square feet of cozy living space, a fenced yard, a welcoming deck, and a patio for outdoor living.

The location is a highlight: the Cape Cod Rail Trail is just a few houses away, and Brewster's town-owned Bay Property the former Cape Cod Sea Camps property, home to First Light Beach is within a short walk. Sidewalk access along Millstone Road makes getting out on foot or bike convenient. Nickerson State Park is also walkable, with freshwater ponds and woodland trails to explore. Nearby restaurants and shops add to the convenience.

Start the morning with coffee on the front deck, enjoy a meal on the patio, or settle into the fenced yard with a book. An outdoor shower offers a convenient rinse after the beach. Surrounding greenery and birdlife create a relaxed setting to enjoy throughout the seasons.

Inside, the cottage includes a comfortable living area, two separate bedrooms, and a kitchen with a refrigerator/freezer and stove/oven. An in-unit washer and dryer make everyday laundry easy, and a ductless mini-split system provides heating and air conditioning. There is no dishwasher.

Existing furnishings may be retained or removed by agreement before move-in. The current bedroom setup includes a queen bed in the master bedroom and a bunk bed with a pull-out bed in the second bedroom. A wall-mounted TV is available as a courtesy item.

Two assigned parking spaces are located directly in front of the cottage. A designated portion of a shared shed is included for storage if desired, with the specific space agreed upon before occupancy.

The owners live in a separate residence on the same parcel, and the gravel driveway is shared. The rental includes the cottage, front deck, patio, designated fenced yard, assigned parking, and designated storage space in the shared shed. The remaining grounds and owners' residence are reserved for owner use. Owners provide mowing and landscaping and retain access for exterior maintenance.

Showings are by appointment. Please contact us with your furnishing preferences and availability for a viewing.

Full 12-month lease, with renewal by mutual written agreement. First and last month's rent plus a one-month security deposit required.

Water, septic maintenance, and landscaping are included. Tenants pay electricity, internet/cable, and trash/recycling disposal. Owners clear the shared driveway; tenants clear their parking spaces, private paths, and steps.

Owners live in a separate home on the property. Driveway and shed are shared, with designated tenant outdoor and storage areas. Furnishings are flexible by agreement.

Smoke-free and vape-free property. Quiet hours are 9 p.m. 8 a.m. No EV charging.

Renter's insurance with $500,000 liability coverage required. Application through Zillow, credit/background screening, income documentation, and references required.
