All flooring, except for the bedrooms and bathrooms, is designer grade dark hardwood look-alike, both bedrooms have new non-toxic heavily and commercially padded designer carpet flooring, and both bathrooms have designer quality tile flooring. The master bedroom suite has a large walk-in closet. All windows in the home are double-pane insulated and feature durable wide-slat wood look-alike blinds. The home has a very nice and fully-fenced backyard with a concrete patio offering space for a comfortable outdoor sitting area. Attic storage is accessible in the home, and ample cabinet storage space is present in the kitchen, laundry room, and bathrooms. Storage is also available in the outside locking storage room and in the home s closets. The independent laundry room will accommodate a full-sized electric washing machine and drier (only appliances not provided) and is accessed through sliding doors in the kitchen. The laundry room also contains a pantry closet for food storage or otherwise. We provide new and durable steel washing machine water line hoses to help prevent any leaks to your washing machine. The home has a covered carport containing a convenient entrance door to the home and the secure and locking outdoor storage room.

External doors on this home are steel reinforced and have new high grade commercial locks placed for security. Locks are always changed before a new tenant leases the home.

Landlord provides year-round property management, including comprehensive, professional, and responsive preventive and on-demand maintenance services. Also included with the rent charges is scheduled and as needed supplemental professional pest-control service. Curbside trash pickup by Waste Management, Inc. is included twice weekly and paid for by Landlord.

Rent is $1,300/month on a 12-month lease. We require a one-time, non-refundable, $500 normal use/wear-and-tear deposit. As long as the home is returned to us upon your vacating in like and as-clean condition as it was upon lease origination/initial possession, then this deposit fully covers normal use/wear-and-tear as defined in the lease agreement. Any damages to the home during tenancy, whether accidental or intentional, will be considered willful damages and will simply necessitate payment for the repair and/or replacement of those damages or damaged appurtenances, by the vacating tenant at our costs to do so. A normal use/wear-and-tear deposit reduces the initial charges a new tenant will incur to begin tenancy and take possession of a home, while also helping to offset some Landlord expenses for refurbishment of the home following a vacancy, including charges we incur for the mandatory inspection by The Rankin County Building Department of the property before any new tenant may take possession and enter into a new lease agreement there, along with myriad other costs we incur to refresh a home to a high standard for our next tenants.

A separate $350 non-refundable pet deposit is required at the time of lease origination for any pre-approved small and non-nuisance breed pet, if applicable, to help offset our costs for minor sanitization/deodorization of the home following the end of the tenancy. Landlord reserves the right to approve or deny any pet requests, not including certified service animals, of course, as outlined per federal law. Any additional pet or pets, if approved, could also necessitate additional non-refundable pet deposits at the sole discretion of Landlord. Any damages caused by the allowance of any pet or pets to reside at this property will be considered willful damages and will require the leasing tenant or tenants to pay for the repair and/or replacement of the same before an account would be closed at vacancy.

Adult applicants (over the age of 18) must each complete an application to rent and each pay a $50 non-refundable application processing fee (our cost for the background investigation) for determination of qualification to rent. A tenant applicant background check includes but is not limited to the following items: a full criminal history, a general credit profile including debts and housing payment histories, comprehensive prior judgements and/or evictions searches, and references and adequate income verifications. Landlord reserves the right to approve and/or deny all applications, in accordance with Mississippi housing laws and state and federal equal housing opportunity rules and regulations.
