1. Lease Duration:
 The lease period is from April 20th to July 20th. 3 month (min), 6 months (max)

2. Rent and Deposit:
 Monthly Rent: $2,350
 Security Deposit: $1,000 (flexible - refundable, subject to terms and conditions)
 Last Month's Rent Deposit: $1,000 (flexible - due with the first month's rent)
 Pet Deposit: $300 (non-refundable, for a small, well-trained dog)
 Cleaning Fee: $200 (non-refundable)

3. Payment Terms:
 First and *Last Month's Rent Deposit are due upon signing the lease.
Subsequent rent payments are due on the 1st of each month.
*Last month's rent deposit can be applied to the final rent payment.

4. Utilities and Services:
Utilities Included - Water, Trash, Sewer, Electricity, Gas, and Internet.
Note: Renter will be responsible for any excessive water or electricity use
 beyond the average household consumption. Refer to addendum.

5. Housekeeping:

6. Furnishings:
The house comes fully furnished with essential items. The primary
 bedroom has a king-size bed. The second bedroom can be used as an
 office or furnished with a queen size bed upon request.

7. Maintenance and Repairs:
Landlord is responsible for major repairs and maintenance.
Tenant is responsible for lawn maintenance - grass cut once a month - and general tidiness - take trash out once per week, recycling once every two weeks.

8. Pets:
Small, well-trained dogs are allowed with a non-refundable pet deposit of $300.
No cats or other animals are permitted.

9. Smoking Policy: No smoking is allowed inside the house or on the premises.

10. Occupancy: Maximum occupancy is 4 persons. Subletting is not permitted.

11. Parking: One-car garage may be available upon tenant request. Recommended to use the parking available in the driveway and on the street.

12. Entry and Inspection: Landlord reserves the right to enter the property for inspection or repairs with 24 hours' notice, except in emergencies.

13. Renewal and Termination: Lease is non-renewable after October 20th, 2025.

    "I think Brentwood is a unique neighborhood because it combines so many of the great qualities of Austin as a whole, without being overcrowded or trying too hard. It's hip, with great bars and restaurants, but also really family friendly, with nice parks, solid schools, and the children's museum nearby. It's grown a lot in the past five years or so, but is still on the edge of affordable. It's also just 10—15 minutes north of downtown, so you definitely still feel like part of the city."

If my car was in the shop, I could ride the bus, though that added at least another 20 minutes to my commute. My husband works up north, so he travels against traffic coming into the city, so it's about a 15—20 minute drive for him."
