Security Deposit:
A security deposit is required in the amount of $5,000 and shall be due at the time of signing this Agreement. The security deposit will not be refunded if there is any damage to the Premises, beyond normal wear and tear, during the Lease Term.

Furnishings:
The Premises are fully furnished. Should the Tenant require any specific furniture to be removed, please notify the Landlord in advance. The couch and master bedroom furniture will remain as-is.

Occupancy Limit:
The maximum occupancy of the Premises is limited to six (6) individuals. No exceptions are permitted without prior written consent from the Landlord.

Pets:
The Premises are pet-friendly. The Tenant agrees to ensure that any pets on the Premises do not cause damage or excessive wear to the property.

Smoking:
Smoking is strictly prohibited inside the Premises.

Formal Agreement:
This document serves as an outline of the lease terms. A formal lease agreement will be provided for execution by both parties prior to the commencement of the Lease Term.
