One block from Two Doors Down Burgers, Bottleneck Lounge, and a half block more to Thai food. Nearby Madison Valley and Madison Park have great restaurants, beautiful parks and a swim beach. Very close to bus lines, 10 minute walk to 15th Ave. and the rest of Capitol Hill. Surprisingly quick access to 520, and I-5 too! One car garage, washer/dryer, dishwasher, hardwood floors, forced air heating, gated entry. Charming little patio area and a small deck. Available today. 1st month's rent due at start, refundable damage deposit of $3,500 and last month's rent can be paid in installments. Tenant pays utilities. View by appointment. Cats and dogs okay with additional deposit. There is a small fenced side-yard, roughly 5' x 15', with a small doggy-door access to the house.

1st Month's Rent is due at signing, and at least the first installment of the Deposits. Damage Deposit is $3500 and Last Month's Rent is $3500 for a total of $7000 which can be paid in 6 installments.

Application background report fee is $40 per person, performed application-by-application, so I will refund the background report fee if I do not process your application.

No smoking in the unit.
Renters pay all utilities: electrical, water-sewer-garbage, cable, phone, etc.
Pet deposit is $800.
The garbage cans sit right by the alley so you don't need to move them on garbage day.

Below is the minimum screening criteria for applicants, which the City of Seattle requires to be listed.
Credit history and credit score requirements:
Credit score of 680 or higher.
Charge-offs, unpaid debts, or a history of delinquent payments may result in denial of tenancy.

Income requirements
The combined monthly income of all renters must be at least 3x the monthly rental amount.
Most recent paycheck stub or Offer Letter must be provided as part of application.
Self-employed applicants must provide proof of income by tax returns.

Employment requirements
Verifiable employment.
If currently receiving unemployment or alternative sources of income, verification.

Rental history requirements
2 years of verifiable residence history or home ownership will be verified through tax assessor's office and credit report. Please make sure all contact info is correct.
Two (2) or more 3 day notices within a 12 month period may result in denial. (In Washington State, a three (3) day notice to quit is a legal document that is utilized by a landlord, owner, or property manager to instruct tenants to vacate the rental premises within three (3) days due to a breach of the lease agreement.)
Two (2) or more NSF checks within a 12 month period may result in denial.
Rental history reflecting any unpaid past due rent may result in denial.
Rental history showing damage may result in denial.
Rental history with disturbance complaints will be denied if the previous manager would not re-rent.

Any collection action by a property management company or landlord.
Any unlawful detainer action or eviction which has been within 5 years.

Outstanding debt to property management or landlord.
